The Crossing at Lawler Park Update for Highland Homes and Darling Homes in Frisco

Highland Homes and Darling Homes build in the Crossing at Lawler Park in Frisco. Both builders have sold out of Phase 1 and are currently selling phase 2. Phase three is underway moving dirt but plans to start selling are currently set for October 2014.

An extension to Harold Bacchus Community Park, there are plans for Southeast Community Park that will include the Extension of Taychas Trail.

This is HUGE for Lawler Park residents and the new Liberty Crossing because this is walking distance. The current owner is the City of Frisco so it is good to see they are keeping with open spaces since the development is booming.

Frisco, Texas Voted #1 Mid-Sized City to move to in the Nation!

It’s what I try to explain everyday and now with a national study I have some real numbers to support me.

“Frisco, Texas is the #1 Mid-Sized City to move to in the Nation!”

With low crime and top schools, Frisco has skyrocketed to the top of the list of best mid-sized cities in the country to move to!

According to “MSN Real Estate Top 10 Mid-Sized Cities” and a new study released recently by Movoto, they came up with its top 50 cities. Each city was ranked from 1 to 100 based on the criteria below (1 being the best and 100 being the worst) and the averaged for the Final List. Movoto calls this the “Big Deal List.”

• Number of homes for sale per capita
• Cost of living index
• Unemployment Rate
• Median household income
• Crime rate
• Quality of schools

A mid-sized city was considered with populations of between 125,000 and 200,000. The sources for data included the U.S. Census, Movoto Real Estate’s listings and the website GreatSchools.org.

After analyzing the criteria this list is based on I feel that it is spot on but missing entertainment/things to do. Then I asked myself the question: “how would anyone rank that?” So this list is legit.

#1. Where Homes are Available

It’s pretty important to make sure you can easily find a place to live if you are considering to make a move and this should most definitely be the most important. Frisco is only around 50% built out with a current population estimated around 136,000 so plenty of homes to be on the market both pre-owned and new. They came in at number 37 of 100 for this category. Next.

#2. The Cost of Living is Comfortable

Taking into consideration the costs of housing, food, healthcare, utilities, groceries, transportation and goods and services is super important. Frisco has pretty much everything new for the previous years so coming in at number 45 of 100 around the middle makes sense for cost of living.

#3. Show me the MONEY

Unfortunately, money sneaks in by looking at Average Household Incomes. This though is a very important aspect of a community because the people make the community. Frisco came in at number 3 of 100 with an average of $90,000 a year. Most of Frisco residents jobs are nearby in Plano with many, many many headquarters of large corporations.

#4. No Jobs Anywhere

Unemployment was added to make sure there was a job for you when you moved to the city. Frisco came in at number 5 of 100 and again this has to be due to the abundance of headquarters nearby in Plano.

#5. Hide your kids, Hide your Wife

Crime Rates were factored into the mix. I can’t think of ANYONE that likes crime! Frisco came in #1 of 100 here. Thank goodness!

#6. Be Cool, Stay in School

Education is an important factor in any community. Frisco came in at number 1 of 100. Duh.

Movoto says this about Frisco:

“It is safe, it has a stellar school system, and a helluva yearly income. Perhaps that’s why Frisco is one of the fastest-growing mid-sized cities in the country, or maybe it’s the delightful ring to its name, or maybe it is simply because they are so darned friendly there (rated one of Forbes’ friendliest cities, in fact!), but whatever the reason — and there are a lot to choose from — people are flocking to Frisco.”

I’m a very blessed professional to promote and help make the city of Frisco even better by educating the public about new communities. And considering I don’t have the time to look at every city in the Nation and rank them, it’s great to hear that everything I have been touting has been correct!

But honestly, raising a family here with two young children is absolutely incredible! I have been the head coach for Soccer and T Ball and the families and kids are incredible. We frequent Jenny’s Donuts on Saturday mornings and watching all the families with little kids come in show how amazing Frisco is.

Then add in the Dallas Cowboys moving here, Stonebriar Mall, Highway convenience, restaurants and overall quality of life I can’t imagine anywhere else having anything on Frisco, Texas.

McSpedden Elementary in Frisco is ahead of Schedule!

Take a drive through Lawler Park and you will see around 85 to 100 cars parked near the new McSpedden Elementary.

The attendance zone for McSpedden has been finalized and students that are on the East Half of Richwoods and all of Lawler Park will attend McSpedden. The West half of Richwoods will still attend Curtsinger for 2014.

And it looks like the gym is up and the main areas including the roof. McSpedden was planned to be ready June 1st, but sources told me most likely it will be August.

Lawler Park in Frisco starts moving dirt for Final Phase #3

I drove my son through Lawler Park to see the progress of his new Elementary McSpedden and when leaving I noticed the big trucks.

I am pretty sure that Phase 3 of Lawler Park was not supposed to start this soon but it makes sense with the current low supply of developed lots in Frisco.

The main drawback to Phase 3 is that I am almost 100% positive that there will be a significant price increase due to the demand. But we shall wait and see!

Update on McSpedden Elementary in Frisco

The construction on McSpedden Elementary located inside Lawler Park is amazing! I drove by tonight around 8:30pm and they were still working on the concrete!

Frisco ISD was not kidding when they pretty much guaranteed the school to open its doors next school year!

As you can see the plumbing is already in and the carpool lane is what they were smoothing out tonight.

It’s amazing to me how quickly they can get projects like this done so quickly. This will be faster than a couple of my clients houses!!!

Darling Homes in Lawler Park has 8 Specs that should be ready Very Soon


Darling Homes at Lawler Park is doing great! They have started 8 inventory homes that plan to be ready from now to March 2014!

One plans to be ready in December, One in January, 2 in February, 2 in March and 2 in April. Darling can finally start some new builds before they get contracted before completion.

My clients home in the video above have a fantastic lot backing to beautiful mature trees and on the other side is where construction is well underway on McSpedden Elementary.

Frisco Gun Club has the Soft Grand Opening Today!

That kind of response to a Gun Club shows that there was a need and did they ever do it right! It is absolute luxury right when you walk in. There is a vaulted 40 or 50 foot ceiling right when you walk in!

The floor is filled with rifles, handguns and practically any gun you are looking for. The club is actually a club. Like a country club in a way. There is a regular membership, platinum and VIP. The prices start at $225 for an individual to join for a regular membership and has an annual $180 renewal fee. There are too many benefits to list though but a couple are $10 range fee per person and $15 for any guest.

But for the “Big Dawgs” the VIP Membership is absolutely amazing, but big bucks. A Family VIP Membership is $7,500 with a monthly fee of $200 a month. But wait until you see these benefits.

The Frisco Gun Club is the “Nations Largest” in the country and they spent approximately $9 Million on it.

First off, there is a VIP Club lounge that VIPs can have exclusive use of. Upscale private dining, unlimited use of private lanes, 12 guest passes per year, gun storage, 1 hour of private instruction and 12 cleanings per year. Wow!

And regardless your stance on Guns, this is HUGE for the city of Frisco! North of Dallas there are very few ranges and this can not only boost the appeal of people in Dallas to venture to Frisco but will also help travelers have another reason to choose a Frisco hotel instead of one downtown!
