Drees Homes plans to build in The Villages of Stonelake Estates with Lennar Homes in Frisco.

They currently build in the first phases, but they will join Lennar for quite possibly the best location of Stonelake Estates off of Independence.

I did find out one very important aspect of this new section that will be very appealing to buyers.

The standard size lot will be 64 foot wide by 133 FOOT DEEP! That is an incredible size of lot for a new home in Frisco.

At Richwoods, Lawler Park and The Arbors of Willow Bay across the street, a standard 65 foot wide lot is only 115 feet deep. So just think that if you have an additional 65 feet wide by 18 feet deep rectangle, that will increase your backyard space significantly!

I think this would be a good thing on multiple fronts, but lets talk real estate.

1) Players may move and establish homes in Frisco. I have seen many professional athletes move to Frisco to raise a family like former heisman trophy winner Tony Dorsett, Jason “Jet” Terry and Marcus Spears. This is good for bringing the “celebrity factor” to the community for re-sale.

2) Frisco will get press (continually) with the Cowboys headquarters here. Whenever Dallas Cowboys news is on, Valley Ranch is normally mentioned. So substitute “Frisco” for some incredible branding exposure. Frisco will be associated with Dallas for new business relocations to consider to raise their family.

3) This will further solidify Frisco as a “sports” city. Currently having the Dallas Stars, FC Dallas, Frisco Roughriders and the Texas Tornadoes has brought a great amount of attention to Frisco as a sports mecca for professional and children as well. KHOV selling crazy in Avignon in Plano!

Avignon in Plano has had a rough start. It began as a high end custom community, but not anymore.

Recently Toll Brothers has started selling and they are selling anything and everything they put on the ground. The appeal of Avignon is two things: location and schools.

Everyone has heard how good Plano Schools are, but Avignon is actually the only fantastic location off of Windhaven and a block from the Tollroad with access to anything.

Enter KHOV.

Capitalizing on other custom builders misfortunes, KHOV came into Avignon and purchased the remaining 45 lots.

Toll Brothers developed a second phase of Avignon, and KHOV saw the opportunity to come in and match their unbelievable sales for high end homes.

BREAKING NEWS: Dallas Cowboys to move Practice Facility to Frisco Texas!


If you don’t think Frisco is the place to buy a new home, think again.

The Dallas Cowboys Football Team will be moving from Valley Ranch in Irving to Frisco Station off the Dallas North Tollroad and Warren Parkway in Frisco, Texas.

You heard it here first!

As a Frisco resident and a huge Dallas Cowboy Fan, I am ecstatic. But not only me, every resident should be thrilled at this announcement.

The Dallas Cowboys plan to build a 10,000 to 12,000 seat practice facility that will allow the team to have fans watch some practices during Pre-season. Noting like Valley Ranch, aka “Fort Knox”, no ins or outs!

This will not only bring in hundreds of millions of dollars to Frisco, but it will jump start the appeal and attraction for businesses and families to want to call Frisco home!

The Cowboys have called Valley Ranch their home for their practice facility since I was 6 years old (for a total of 28 years), but things are changing.

Frisco will be their new home.

Not only did their bubble facility collapse a while back and they have not had an indoor facility since, but the location just will not work with the outdated facility at Valley Ranch and the long drive to and from the nearby highways.

Additionally, there is no dining area for the players that has been a must for some of the newest facilities around the league.

Enter Frisco.

Frisco Station plans to be on the Northwest corner of the Dallas North Tollroad and Warren Parkway on a 317 acre site. Houston-based Hines Development recently unveiled plans 4.5 million square feet of office, 40 acres of retail space, 2 hotels (1 full service and 1 limited service) and single family homes with apartments and town homes added to the mix.

Hines has developed Petco Park in San Diego, California and Toyota Center in Houston, Texas. They are one of the worlds largest private developers and are very experienced in all types of development such as sports complexes. Also Univest, Rudman Partnership and the Frisco Econimic Development Corp. will partner with Hines on the project.

What’s even better than having the Cowboys indoor facility down the street where you live? See below:

When the indoor facility is built they will SHARE the complex with the Frisco Independent School District! And this will only bring large tournaments, playoff games, possibly bowl games to Frisco, Texas.

Not to mention, residents with students in FISD athletics will most likely have the chance to play their playoff and championship games in the facility like they do currently at the FC Dallas Stadium.

Frisco Fires in Grayhawk turn out to be 2 Sumeer Homes and a Newmark Home

Two of the homes that were caught on fire in Frisco were Sumeer Homes and the other was a Pre-owned Newmark Home in the Grayhawk community in the past couple weeks.

Grayhawk is the farthest West in the city of Frisco. It borders Little Elm with highway 423 as the line. This on top of the amount of investment properties that were purchased at the very beginning of the development make Grayhawk as number 1 on my Bottom 10 Frisco Neighborhoods

Now add possible arson to the list? One car and three homes? Well, it hasn’t been proven but sure looks like it.

On May 23rd a car was reported set on fire on West Talon Lane. Three days later the first Sumeer Home on Viola Lane was on fire.

A little time passed then on June 8th the other Sumeer Home a couple houses down has caught on fire. Then on July 21st, a Pre-owned home on Burr Oak was vacant and for sell by Ebby Halliday realtors.

And to think that people are choosing to sell their homes and looking to move into a gated community speaks exactly to what I have been explaining regarding Richwoods.

American Legend increases prices $4,000 in every community in DFW

This is almost becoming a standard in DFW with residential home builders.

I was told the increase is in response to the higher cost of supplies, labor, land and demand. It does make sense to an extent but my clients that purchased an American Legend home at The Arbors of Willow Bay in Frisco in February have seen the base price go up $30,000 before this increase!

Granted, the market will allow for increases right now, but the low interest rates and 1 month supply of homes will go away and prices will stabilize. I do believe though that in Frisco prices will continue to increase until the end of 2014.

There is just too much demand and with the new 8 communities that have opened and/or will open on a couple months in Frisco, this is still the place to be.

Construction at Independence and Kelmscot in Frisco is the city installing a traffic light. This is strange to me considering no plans are in the mix to add lanes to Independence to make it a 6 lane.

But I am sure with 1,600 homes in Richwoods and the present residents of Hunters Creek and Turnbridge Manor it was bound to happen.

Richwoods HOA and Pool Rules in Frisco

The Richwoods HOA has put in place many rules for the Pool and Amenity Center for the residents.

The purpose of an HOA is to provide continuity to the neighborhood by maintaining the common areas and preserving the architecture which protects property values. The Richwoods HOA will conduct regular inspections throughout Richwoods for the purpose of identifying and enforcing violations.

The HOA dues for Richwoods (currently $1,080 a year), like any other HOA, are assessed to each owner to provide for the daily operating expenses including maintenance and repairs of common elements such as the amenity center, pool and landscaping. It also includes the utilities, insurance, professional and contracting services, legal and tax services, and the cost of processing and sending owner correspondence.

The Richwoods HOA will hold an annual meeting with homeowners, during which the business of the community is reviewed. A typical agenda for these meetings most likely will include financial overviews, elections which are provided by the by-laws and any other items of news or concern regarding Richwoods.

The Richwoods HOA is located in the Amenity Center if you are to have any specific questions.

Here are the “TOP TEN” questions (and answers) that have come up since the opening of the Richwoods Amenity Center and Pool are the following:

1. When will the gates be operational and how will they work?

The gates are scheduled to be operational in August of 2013. Each resident will be given devices that will be programmed for their access.

2. Why is the Amenity Center closed for one day a week?

The Richwoods Amenity Center is a large facility. The pool alone is much larger than most clubs and many municipal pools. It is common practice for clubs of this character to close for one day a week for cleaning, maintenance and repairs.

3. Why are there so many lifeguards at the pool?

The Richwoods HOA follows the requirements and recommendations of the State of Texas, City of Frisco and the American Red Cross. The number of lifeguards will vary depending on how many swimmers are in the pool. Each lifeguard receives short breaks and will most likely be seen around the pool even if they are taking a break.

4. How did the slide and pool rules originate?

The Richwoods HOA followed requirements and recommendations from the State of Texas, City of Frisco and the American Red Cross. They also took into consideration the aquatic engineer who designed the pool as well as the engineers and manufacturers of the pool equipment. The engineering firm has previously designed other commercial pools for municipalities, water parks and resorts all over the world and have a wealth of experience doing so.

5. Why a 48″ height for slide riders? Why pass a swim test if you are not 48″?

The Richwoods HOA requirements are based on the combined design of the slide and pool, and the recommendations of experts in the field of aquatic environments and structures. Safety factors such as the depth of water and where the slide meets the pool and the physics of the actual “sliding” are considered. Other venues may have different rules regarding slides depending on different slide designs and the difference between pools, pods or chutes where the slide meets the pool.

6. Why is no alcohol allowed in the pool?

Richwoods is a family-focused community and the HOAs goal is to provide a comfortable pool experience for all of Richwoods families. Research has showed that alcohol consumption significantly increases the likelihood of immersions resulting in drowning during aquatic activities.

7. What is the purpose of breaks to get kids out of the pool on regular intervals?

Fecal contamination is an ongoing concern for public pools. Experience from other large pools show that having the “safety breaks” significantly decreases the occurrence of such contamination. If fecal contamination occurs, the pool will shut down for 24 hours or possibly longer depending on the size of the area.

8. The trellises do not provide enough shade, how can residents escape the sun?

The HOA states that no permanent structure with open sides will shade against late afternoon rays. But the patio tables and umbrellas are available at all times as well as the covered porch.

9. What is the guest policy for the pool?

Each family may bring up to 4 guests daily with no notice or use fees. Small parties of up to 20 guests and doing normal pool hours, can be scheduled with the HOA for a nominal fee.

10. Why is the fitness center only for adults?

The Richwoods Fitness Center is equipped with commercial grade equipment, all designed for use by adults who understand its specific purpose and function. Young adults 16 years and older may use the facility unsupervised at their own risk and teens age 13-15 years may used the facility with adult supervision. Young children can easily be injured by moving parts and heavy equipment and adults who are serious about working out prefer a gym environment.

Wow! Darling Homes at Newman Village in Frisco!

Darling Homes at Newman Village in Frisco has already sold 22 patio homes after opening.

Newman Village in Frisco has been a very interesting community. The Newman Family owns the over 400 acres of land off of Eldorado Parkway and Legacy Drive. More importantly, it is less than 1 mile to the North Dallas Tollroad.

The plan was to develop the land as a residential community that focuses on the arts and has a completely different look and feel than every other development in Frisco. I also think they wanted to build a “Highland Park” look North of the city.

One thing is true, they have spent the money on the development with the open areas, fountains and artwork by Massimo Pizzoleo who is an Italian-born artist that has his team helping with the art development and design.

The Newmans teamed up with the Darlings and started developing the community. At first, there were close to 7 different custom builders.

Everyone of those custom builders are gone and honestly it was all about timing. They started in probably the worst economic times. But it’s a goo thing the developer owned the land outright.

So they sat on it a while and now, BAM, Newman Village is Back!

Considering that Newman Village is a gated community, the developers introduced a new patio home product that is selling out of control!

Darling Homes has a total of 74 lots in the patio home section and they have already sold a total of 22 homes!
