It has been 2 weeks or so and now Toll Brothers at Richwoods in Frisco has released the remaining 8 lots for deposits.

They only allowed 2 deposits and contracts 2 weeks ago and this will be the same. So only two buyers will be allowed to pick out one of the 8 remaining lots and place a deposit down to get the process started.

It’s amazing how there is still a demand for housing in Richwoods. There are currently 9 specs that can be closed in the next 2-4 months and more following right after that.

Richwoods Community hosts it’s 1st Halloween Party yesterday evening

At the corner of Adare Manor and Postell in Richwoods Landing approximately 150 residents attended the community event. They blocked the street and was fantastic to meet the neighbors on a very cool night.

Older kids played soccer games and football games in the blocked off street. The younger kids rode bicycles, tricycles, electric jeeps and scooters.

Hamburgers and a hotdogs were cooked by a homeowner and the residents brought side dishes and desserts. Another resident brought out 4 coolers of anything you wanted to drink.

I will tell you this though. EVERYONE there was as nice as could be! This community is a dream. Also, Kids outnumbered adults 2 to 1. Very kid friendly neighborhood.

Wow! Breaking News about Richwoods and Lawler Parks Zoned High School for next year

I actually can’t believe it but last night at the Frisco ISD school board meeting to discuss attendance zones, they mentioned that ANOTHER HIGH SCHOOL needs to be planned for East Frisco residents! This is on top of the new Independence High School! Wow!

The new proposed plan for attendance that was shown last night has Independence High School pulling from students now zoned for Heritage who live south of Eldorado Parkway. And the neighborhoods north of Gunstream Elementary that are east of Hillcrest would move from the Centennial zone to the new Independence High School Zone.

Richwoods and Lawler Park as well as most neighborhoods north of Rolater Road would shift from Liberty to Independence.

It’s amazing the amount of students that are moving into Richwoods and Lawler Park. Most of my clients have 2 children up to 4. A family down the street from me has 5 girls!

No question about it that kids outnumber the parents in both Richwoods and Lawler Park.

Independence High School in Frisco will present the planned attendance zones today which will greatly affect Richwoods, Lawler Park and Liberty Crossing

Independence High School, the seventh high school in Frisco, is the number one priority for the Frisco School Board meeting today at 5:45pm when the attendance zones will be proposed.

Since Frisco is adding so many new communities and homes it’s most likely that current students will be pushed into new attendance zones next year that live in Richwoods and Lawler Park.

Frisco ISD’s current timing plan is to adopt a final plan for zoning by December.

This next year’s high school rezoning will be particularly difficult as the new Independence High School is centered within about two miles of Centennial High School, Liberty High School and Heritage High School.

Independence High School is set to open in August of 2014 to only freshmen, sophomores and juniors. This has happened many times in Frisco when the new high schools opened their doors.

I have heard that the plan is to take all residents in between Coit and Independence from 121 and go North all the way to Independence as the plan for Independence High School to start.

The Superintendent of Frisco ISD Jeremy Lyon said that they have done their best to avoid exceptions in rezoning in an effort to be fair to all students.

Many of my clients that have families are drawn to Frisco because of its commitment to maintain small classes.
The good thing is the school board has already moved up McSpedden Elementary which will be located in Lawler Park and be the new elementary for both Lawler Park and Richwoods.

Frisco aims to keep its high schools at the University Interscholastic League’s 4A division, which is set at 1,005 to 2,089 students. Shockingly this year, Liberty has 2,228 students; Centennial has 2,191; and Heritage has 1,985.

So two of the three should be in 5A. Independence will help fix this problem.

And most likely next year, the 2015 opening of the eight High School, Reedy High School on the west side of Frisco will most likely have to do the same thing with refining.

This is a tremendous opportunity if you are looking for a new home in Frisco. Lennar just opened Villages of Stonelake and it might just be the best value opportunity for a new home in Frisco.

The location is off of Independence right before Eldorado. Across the street is the highly anticipated Independence High School that plans to open in the fall of 2014.

Why I feel that the Villages of Stonelake matter is the lot size. On a normal 65 foot wife lot in Frisco, the depth is usually around 110-115. Here at the Villages o Stonelake, Lennar offers a 133 foot deep standard lot! Wow! That gives buyers about 20 by 65 feet deeper in the backyard!!!

The second reason why it matters is this model called the Acadia. New to Lennar, this is the most incredible floor plan that I have seen under $400,000! They use the space right and is very functional and feels right in the transitions from room to room.

The two story family room is a big wow factor with a staircase opening up the second floor on two of the sides. Kitchen is amazing with the size and set up. Master is large and master bath works from a living standpoint.

The upstairs game room is connected to an optional media room that is secluded and located over the 3 car garage.

Overall, it by far is my favorite plan under $400,000 in Frisco and will be Lennars best seller in Villages of Stonelake. And there’s more!

Originally they were only able to build the plan on some of the lots that have already been contracted, but luckily Lennar has released 8 North Facing lots tht can allow the Acadia floor plan!

And lastly, and possibly one if the best bits of information that I can share with you is both of the new proposed schools. Directly south of the community, Frisco ISD plans for both a new middle and new elementary school! That would mean that anyone living in the Villages of Stonelake would be walking distance to Elementary, Middle and High! Wow!

Toll Brothers at West Park in Plano selling strong

Plano is a special place for me. I graduated from Plano Senior High in 1997. And the Haggard Farm at Park and Custer was always a special place to Plano residents for as long as I can remember. The silver windmill, hay bales and the crazy looking lamas grazing by the road is what I remember the most about Haggard Farm.

Fast forward 16 years from when I graduated and the Haggard holdout to sell has ended. In August sales for new homes started by Toll Brothers the developer of the new community called West Park.

West Park by Toll Brothers is a 119 acre tract that plans to have 208 homes at buildout. The entrance will have two man made ponds with fountains off of Custer Road. Toll Brothers is also in the final decisions for what the amenity center plans to be. Below are a couple of the top runners for design of the pool and the building.

But I will tell you this, West Park is the last opportunity to build a new home in Plano. And considering the incredible location with access to all 4 major highways, West Park will sell out way ahead of schedule.

For example, when Toll Brothers opened the Estate section this summer on the first weekend the salesperson took 22 deposits!

Currently in Phase 1, there is a total of 75 lots. Toll Brothers has 50 and John Landon Signature Series has the other 25.

Toll Brothers has already sold 7 and has 7 more deposits in the Villas section. The standard lot size in the Villas is 55 wide by 115 deep.

The Toll Brothers Villas start out with the Palladio plan at 2,000 square feet for $391,995. Toll Brothers is also offering other popular plans like the Windsor, Mondovi, Glenwyck and the Normandy. The Balmoral below is one of my favorites and starts at 3,096 square feet for $446,995.

Schools for West Park are Harrington Elementary, Carpenter Middle School, Clark High School and Plano Senior High School. Harrington Elementary has a very special Chinese Emersion Program which is only 1 of 2 in the entire state.

And also there is a STEM school for grades 9-12.

The Villas by Toll Brothers plan for two models that should be completed in February 2014. HOA is $1,200 a year and tax rate is incredible at 2.19%!!!

McSpedden Elementary well Underway at Lawler Park in Frisco

The big construction vehicles are out in Lawler Park starting the newest elementary school for FISD.

McSpedden Elementary got a green flag at a recent board meeting to help with the growth of East Frisco. Mainly Richwoods and Lawler Park.

Even the stakes are out with the dirt leveled for the footprint of the school!

Plans for the new school were previously projected for opening in 2015, but with overcrowding in Curtsinger Elementary this was almost a must for Frisco.

Both Richwoods and Lawler Park seem to have no slow down whatsoever. And once Liberty Crossing comes online things might get worse, but in a good way!
