7 Kindergarden Classes at Curtsinger Elementary in Frisco?

20130822-104515.jpg

7 classes at Curtsinger Elementary in Frisco is way too much!!!

This is the elementary zoned for Richwoods and Lawler Park in Frisco. But at the Frisco Convocation today FISD announced that the elementary school planned inside Lawler Park would begin much sooner and be ready for 2014!!!!

This is great news for anyone looking to move into Richwoods or Lawler Park!

The Frisco ISD Board of Trustees voted last Tuesday to move forward with construction on the new elementary school to open next year in the Lawler Park community.

The school, which has yet to be named, will be built near the intersection of Orchard Hill Lane and Countrybrook Drive in Frisco. It will relieve crowding at Curtsinger Elementary, which has been closed to additional students for the 2013-2014 school year.

A total of four FISD elementary schools are now closed to new student enrollment for the 2013-2014 school year, including Ashley, Curtsinger, Mooneyham and Robertson elementary schools. Frisco ISD will provide transportation for additional students to attend nearby schools. Read more here.

Two additional elementary schools, also opening in fall 2014, will relieve crowding in these areas.

Janice Stahly Scott Elementary will be built in the Reserve at Westridge subdivision at the northeast corner of Millbend and Eden Drive in McKinney. It will relieve Mooneyham, Sonntag and Ashley elementary schools.

James Reeder Newman Elementary will be built in the Newman Village subdivision at the southwest corner of Newman Boulevard and Briar Ridge Road. It will relieve Robertson, Phillips and Pink elementary schools and possibly Carroll Elementary.
Construction is also underway on Independence High School, which will open next year. It will relieve Heritage, Liberty and Centennial high schools.

The process to create new boundary lines for all four schools will take place later this fall.

Meanwhile, plans are also in the works for Reedy High School, which will be built at the southwest corner of Stonebrook Parkway and 4th Army Drive. It will open in fall 2015 to relieve Frisco and Wakeland high schools.

Also in 2015, the District anticipates opening one new middle school and at least one new elementary school

Great news as always for Frisco for our children that live in Richwoods and Lawler Park!

WOW! Lennar Homes at Villages of Stonelake opens and plans to raise prices $5,000 for every 4 Homes Sold!

20130820-141633.jpg

Wow! Lennar Homes at the Villages of Stonelake in Frisco is planning to raise base prices after every 4 homes to be sold!

This is almost a new trend that I am seeing with all of the new home builders since the market has gotten so good. But more importantly . . . this low pricing is EXACTLY what I saw when Richwoods opened up!

“The big advantage for new home buyers is timing in this market. And if buyers take advantage of these low prices, they will see instant equity just by buying right!”

But on top of it all, it’s lot size. The standard depth of these lots is 133 feet! That is enormous!

FIRE today at Siena at Stone Hollow – A Standard Pacific Home

20130819-201838.jpg

As I was pulling into my home in Richwoods in Frisco, I noticed a large trail of black smoke located North East of my home.

20130819-202101.jpg

I ran into my house and grabbed my son to go see what the smoke was coming from.

20130819-202148.jpg

As we got closer we noticed that it was on the McKinney/Frisco border. And as we came up on it, it was a Standard Pacific Home in the new community called Sienna at Stone Hollow.

20130819-202317.jpg

There were about 40 onlookers and approximately 4 fire trucks and 6 police cars. The home faced West and looking at the damage it was probably in the frame stage. Completely burned down.

20130819-202458.jpg

The ironic thing is the fire station is located directly beside the community separated by a brick wall.

Fires spread quick!

Brinkmann Ranch in Frisco Coming Soon!

20130818-025511.jpg

The widening of Main is moving along quickly between Preston and Independence in Frisco.

This former 2 lane country road will be a 6 lane thoroughfare when construction is done. And that is great news for Frisco home buyers.

Why? Here’s why.

Brinkmann Ranch is a very important part of Frisco and the owner has held on to the land (approximately 3,500 acres). His plan is to start selling off his land when the road is completed.

We will see if that happens.

INTRODUCING the New Dallas Cowboys Training Facility Concept in Frisco, Texas

Dallas Cowboys Training Facility in Frisco

The Dallas Cowboys are moving to Frisco, Texas in the Fall of 2016 and plan to build a Domed Training Facility like the Concept above.

The Dallas Cowboys new Indoor Training Facility in Frisco, Texas plans to seat a minimum of 12,000 fans for games. The practice facility will also be a multi-use facility that can be refigured to accommodate 22,000 seats for other events like concerts.

Current plans are that the Frisco ISD will have use of the facility on Thursday and Friday evenings for football games. As the first school district in the state with an indoor stadium, it will also be an attractive destination for “Blue Star Stadium” to host potential Texas playoff games as well.

The Dallas Cowboys, meanwhile, will once again have an indoor facility for practice in inclement or freezing weather. Surprisingly, the Dallas Cowboys mentioned that the Frisco Independent School District will have first use of the facility when there is a need.

There are currently six schools in the Frisco ISD as of today. A seventh will be added in 2014 called Independence High School and an eight in 2015 in West Frisco called Reddy High School. The district uses two stadiums currently for the Frisco high school games at the moment which are Frisco ISD Memorial Stadium and the FC Dallas Stadium.

But this actually makes sense.

Instead of the school district building a new stadium to accommodate the addition of Independence and Reddy high School, Frisco ISD officials decided it was best to enter a joint venture with the Dallas Cowboys. (Duh!) It will be similar to the district’s arrangement with FC Dallas. The new Dallas Cowboys Training facility will include all the bells and whistles that come with a Texas high school football stadium, including locker rooms and a scoreboard.

20130814-234234.jpg

Above is another concept plan that was included in the economic impact report done for the Frisco Economic Development Corporation on the Cowboys project. The plans are not set in stone.

As shown on the plan, the sports complex is parcels 1 & 2, the corporate headquarters will be parcel 6, and the mixed use development is parcels 3-5 and 7-9.

Sorry Allen High School, Frisco has the Dallas Cowboys!

Regional Economic Impact of Dallas Cowboys move to Frisco in the Billions

20130813-223906.jpg

The most important topic that was discussed at the Frisco City Councils Special Called Meeting on Monday Night was the Regional Economic Impact of the Dallas Cowboys moving to Frisco.

A chief economist was hired by the name of Elizabeth Morris, also CEO, for Insight Research Corporation to look into how the Dallas Cowboys mixed use development would impact the region.

“Insight Research Corporation has refined an economic analysis protocol to evaluate the detailed economic, employment and tax impacts of public and private capital investments, major projects and business site locations and expansions. Insight Research Corporation’s approach employs the methodologies of the US Bureau of Economic Analysis and the Bureau of Canadian Statistics, the “gold standards” of economic analysis in the United States and Canada respectively.”

20130813-225435.jpg

She spoke at the meeting and her stats were alarming regarding the mixed use section which is 66% of the 91.645 acres, in a good great way!

Here are the details:

• This section alone will add around 400,000 square feet of new commercial space and 50,000 square feet of new restaurant space

• 2 Hotels plan to to be developed

• An addition of 4,500 jobs by full development in 12 years which is the year 2026

“The Economic Impact she projected was 23.4 Billion in 30 years!”

She also mentioned that the tax revenue alone will bring the city of Frisco 1.2 Billion in the next 30 years!

Wow!

If she is even 20% right on her forecast and numbers, this deal MAKES the city of Frisco.

More of a reason to make the move to Frisco. Call or text Brad Holden today at (469) 733-2723 for more information on the new home developments in Frisco today.

Review of the Press Conference for Frisco and Dallas Cowboys Today with Jerry Jones

20130813-201935.jpg

There it is! One beautiful sight in Frisco, Texas!

The Press Conference with Frisco, FISD and the Dallas Cowboys today at 11:00am was an event with nothing but positive vibes!

20130813-202201.jpg

Around 10:40am the Dallas Cowboys bus rolled in with the beautiful 5 foot blue star on the side. And probably 2 minutes later both Stephen Jones and Jerry snuck around the front and climbed on board.

At 10:45am a line of Dallas Cowboy Cheerleaders then followed and lined up on both sides of the door of the bus.

20130813-202700.jpg

The crowd then waited until the Cowboy Royalty wanted to show their faces. In that time I spoke with many big wigs that were also there. Bill Darling of Darling Homes, Del Harris former Maverick Coach, Former Mayor of Frisco Mike Simpson, State Representatives, Former NFL Players and Rex Glendenning the broker that brokered the deal between the city and the Cowboys.

20130813-204646.jpg

And at 11:04am they made there way out of the bus and to the podium under the tent in front of around 25 video cameras and 10 flashing picture cameras. And a loud cheer of excitement from the crowd.

Pics below of the Dallas Cowboys Press Conference in Frisco:

20130813-205715.jpg

20130813-205728.jpg

20130813-205748.jpg

Main Points of the Deal:

• Projected completion with “footballs in the air” per Stephen Jones – Fall 2016

• FISD to pay 30 million for the Cowboys Stadium then the Cowboys will pay the rest

• FISD uses indoor facility and two outdoor fields Thursday and Friday evenings AND has priority over the Dallas Cowboys

• Dallas Cowboys Headquarters and Apparel Company to move to site – Around 200 jobs

• 25 year contract guaranteed and 1 week of Pre-Season every year in Frisco

Then I had to get pictures with both Joneses and Welcome them to Frisco!

20130813-211358.jpg

20130813-211410.jpg

And I told Jerry he would not be let down with the quality of all of the new developments for his players to buy homes in Richwoods, Lawler Park, Phillips Creek Ranch and Liberty Crossing in the near Future. He smiled and nodded.

20130813-211853.jpg

“And I personally want to welcome the Dallas Cowboys to Frisco! Can’t wait to help you out with your luxury real estate needs!”
