Phillips Creek Ranch latest Amenity Center Rendering

Phillips Creek Ranch is one of the big 3 new home communities that will be opening up sales to Frisco this year.

Bordering Lone Star Ranch to the west, Phillips Creek Ranch will create another highly sought after community for West Frisco. Having some of the top builders in the area like Belclaire Homes, K Hovnanian Homes, Darling Homes, Highland Homes, Shaddock Homes, Huntington Homes, Lions Gate Homes and Drees Homes.

“This amenity center will be first class with a large main pool and a smaller kiddie pool on the right of the picture. Phillips Creek Ranch will be a huge draw for lake enthusiasts because if you look at the top of the picture that is Lake Lewisville! It’s that close.”

Just use an exit on the West side of the community, take a left down Stonebrook and follow it out to a boat ramp and camping area at the Hidden Cove area.

Phase one will include every builder and plans are to start the models in early September.

Darling Homes in Lawler Park in Frisco . . . Wow!

Yesterday, I took some clients out to Darling Homes to see what a home in the Crossing would look like, and I was shocked!

The home was very open and inviting with wide walls and a cozy feel. The bathroom and walk in closet was amazing!

Above is the newest detail to continue to bring a sense of community to Lawler Park.

And it is also now time.

I will be hosting an informational seminar about Lawler Parks details including the different sections, plans for construction, both builders Darling Homes and Highland Homes, plans and pricing, and more. I will give a 30 minute overview.

Then I have begged my sister-in-law to talk for a couple minutes about Frisco ISD since she is the PTA President for Vandeventer Middle School where the Lawler Park residents will be zoned to go.

Then I will discuss my client buy/sell advantage for buyers to use me as their representation on the buy/sell or buy & sell. It helps you keep money in your pocket and market your pre-owned home better than anyone in this area.

Lastly, I will open it up to questions.

The Crossing at Lawler Park in Frisco’s Advantage

The Crossing at Lawler Park in Frisco will be one of the most sought after communities around taking into consideration the location and builders.

Both Darling Homes and Highland Homes are like a brother sister team. Wherever one goes, the other is glad to tag along.

The reason why this is the #1 advantage for the community is both builders mix VERY WELL!

Take a drive out to Star Creek in Allen and you will see what I mean. It would be very difficult for a first timer to tell the builders apart!

You will notice a lot of stone and architectural elevations that create a good feeling cruising through their communities.

The Crossing at Lawler Parks #1 advantage is the uniqueness of the layout. In The Arbors, it’s simple. It’s a big rectangle with a couple of straight line roads through the middle. That’s all.

Whereas in The Crossing, you have many winding roads, culdesacs and an overall feel of rolling hills throughout each lot and block.

The 12 post structure that will hold hundreds of pounds of lumber is complete.

At the entry of The Arbors at Lawler Park, the enormous Arbor will be a beautiful, unique and very creative development feature done by Dale Clark the developer.

This section of homes will have 2 different product lines. Both Darling Hone and Highland Homes will build front and rear entry garage plans on a 65 foot wide lot.

The square footages will most likely begin at 2,300 and go up to 3,800. An the prices will be in the mid $300’s up to the $500’s.

Lot Splits Completed at Lawler Park in Frisco

As of yesterday, the developer Darling Homes and Highland Homes have divvied out the lot for Lawler Park in Frisco.

The two builders will have three product lines for Lawler Park. They are also having a meeting on July 7th to go over pricing of the latest front entry product for the 65’s. The other two products (65 rear and 75 front) are in the purchasing department for bids to get the homes priced and should be done soon.

“Also, hopefully this week, they should have a decision to have a trailer there to take deposits and write contracts before the models are completed.”

I am guessing that Darling will have all of their plans and pricing by mid July to start pre-selling in lawyer Park and both builders will let me know as soon as that happens.

I will be meeting with Highland next week to discuss the specific details and when they plan to have everything ready as well.

Lawler Park Hike and Bike Trail to connect to city park

Imagine walking to a multi-million dollar park area?!?!?!

When you think of a new home community in DFW, you think of a huge piece of land that has identical sized lots on straight streets with only new developer brought in trees. But not at Lawler Park.

My #1 reason that Lawler Park in Frisco has plans of being not your ordinary new home community is the plans for the hike and bike trail.

The community only sits around 200 yards south of the city of Friscos Bacchus Park. It’s not the park, but it’s the way you can access it . . . By walking!!!

Normally, you have to pack the family, kids, soccer balls and anything else when you are headed to the park. But now you can throw it all on a bike or wagon and have a peaceful walk to the parks and playgrounds.

Lawler Park to include Circle park feature

In most new home neighborhoods the developer leaves open space which helps create a more natural feeling for the entire community.

In Lawler Park, one of those spaces will be utilized as a large circular gathering area with the centerpiece a beautiful fountain.

Normally, the open spaces are rarely used and allow dogs to to use them as their potty.

But here, there will give neighbors to gather and meet new people in a beautiful setting. It will also give a feel of uniqueness with plans to be large rocks that is often not a norm in the DFW area.

The feature will be located near the middle of the Crossing section with a beautiful backdrop of large mature trees. It will also have a location that will be seen daily whether you enter in the main entrance on Rolater or the East entrance off of Independence.

Trees, Trees and more Trees in Lawler Park

Lawler Park has one of the biggest advantages over the other new home communities in Frisco . . . Trees!

Most new home communities are normally the best piece of farmland North, in the line of development. But at Lawler Park, this was not the case.

There was not necessarily farming going on before, but there was a creek. This is a rare instance that a developer can incorporate large trees and make the community fit in harmony.

The last community to make this work so well would have to be Star Creek in Allen. They did a great job leaving as many trees as possible and it works well. And to add beautiful Darling Homes and Highland Homes in this scenery, who could ask for more?

Well Dale Clark used his years of experience and with this aspect alone will make Lawler Park have a large following over the other communities.

The address of the City Park is 13995 Main Street in Frisco, Texas. The nearest major intersection is Main Street & Independence Parkway sitting on 79 acres.
