Landon Homes at Richwoods in Frisco to increase Prices $10,000 on January 1st!

While gathering sales for my Richwoods report, I wanted to let you know that Landon Homes on Richwoods Hollow is raises prices $10,000 for the new year.

This is the norm for builders this time of year, but $10,000 is pretty steep from one day to the next.

So if you are considering Richwoods Hollow make sure you lock in the lower price for 2013.

Frisco Gun Club has the Soft Grand Opening Today!

That kind of response to a Gun Club shows that there was a need and did they ever do it right! It is absolute luxury right when you walk in. There is a vaulted 40 or 50 foot ceiling right when you walk in!

The floor is filled with rifles, handguns and practically any gun you are looking for. The club is actually a club. Like a country club in a way. There is a regular membership, platinum and VIP. The prices start at $225 for an individual to join for a regular membership and has an annual $180 renewal fee. There are too many benefits to list though but a couple are $10 range fee per person and $15 for any guest.

But for the “Big Dawgs” the VIP Membership is absolutely amazing, but big bucks. A Family VIP Membership is $7,500 with a monthly fee of $200 a month. But wait until you see these benefits.

The Frisco Gun Club is the “Nations Largest” in the country and they spent approximately $9 Million on it.

First off, there is a VIP Club lounge that VIPs can have exclusive use of. Upscale private dining, unlimited use of private lanes, 12 guest passes per year, gun storage, 1 hour of private instruction and 12 cleanings per year. Wow!

And regardless your stance on Guns, this is HUGE for the city of Frisco! North of Dallas there are very few ranges and this can not only boost the appeal of people in Dallas to venture to Frisco but will also help travelers have another reason to choose a Frisco hotel instead of one downtown!

The real Grand Opening is on December 6th, 2013.

And last but not least, this place has granite in the bathroom! Who has granite in the bathroom?!? Obviously, the Frisco Gun Club!

Shaddock Homes Holiday Party Last Night at the home of Peter Shaddock

Last night my wife and I attended the Shaddock Homes holiday party at the home of the owner of Shaddock Homes, Peter Shaddock.

The party started with cocktails and hors d’oeuvres in the beautiful old world style home.

I did get some one on one time with Peter Shaddock and he mentioned the most important features when building a house.

#1. Staircase

He said that it is very important to have a unique staircase when you walk through the front door.

#2. Sight-Lines

When designing the layout, make sure there are sight-lines that allow you to see into other rooms.

#3. Wide Hallways

Most hallways are around 3 feet to help maximize room size, but Peter says that you need a minimum 4 feet for hallways that will help with sight lines and never make you feel boxed in.

And it all makes perfect sense!

Independence High School in Frisco Update


Independence High School in Frisco is nearing completion.

The address will be 10555 Independence Parkway. It will open as a 4A school next fall with ninth, tenth and eleventh graders and will offer varsity team sports in its first year.

Independence will help relieve Centennial, Heritage and Liberty high schools, all of which are currently near or above capacity.

All three high schools received additions in recent years and now accommodate 300 more students or up to 2,100 students at each campus.

Independence High School currently in the preliminary student zoning recently released from the city has the following communities zoned for Independence: Richwoods, Lawler Park, Cypress Creek, The Arbors at Willow Bay, Stonelake Estates West, Villages of Stonelake, Stonelake Estates East, Craig Ranch with Liberty Crossing in the air.

Toll Brothers in Richwoods Meadows in Frisco Releases 8 more lots for 2 more Deposits Today!

It has been 2 weeks or so and now Toll Brothers at Richwoods in Frisco has released the remaining 8 lots for deposits.

They only allowed 2 deposits and contracts 2 weeks ago and this will be the same. So only two buyers will be allowed to pick out one of the 8 remaining lots and place a deposit down to get the process started.

It’s amazing how there is still a demand for housing in Richwoods. There are currently 9 specs that can be closed in the next 2-4 months and more following right after that.

Wow! Breaking News about Richwoods and Lawler Parks Zoned High School for next year

I actually can’t believe it but last night at the Frisco ISD school board meeting to discuss attendance zones, they mentioned that ANOTHER HIGH SCHOOL needs to be planned for East Frisco residents! This is on top of the new Independence High School! Wow!

The new proposed plan for attendance that was shown last night has Independence High School pulling from students now zoned for Heritage who live south of Eldorado Parkway. And the neighborhoods north of Gunstream Elementary that are east of Hillcrest would move from the Centennial zone to the new Independence High School Zone.

Richwoods and Lawler Park as well as most neighborhoods north of Rolater Road would shift from Liberty to Independence.

It’s amazing the amount of students that are moving into Richwoods and Lawler Park. Most of my clients have 2 children up to 4. A family down the street from me has 5 girls!

No question about it that kids outnumber the parents in both Richwoods and Lawler Park.
