Lot Splits Completed at Lawler Park in Frisco

As of yesterday, the developer Darling Homes and Highland Homes have divvied out the lot for Lawler Park in Frisco.

The two builders will have three product lines for Lawler Park. They are also having a meeting on July 7th to go over pricing of the latest front entry product for the 65’s. The other two products (65 rear and 75 front) are in the purchasing department for bids to get the homes priced and should be done soon.

“Also, hopefully this week, they should have a decision to have a trailer there to take deposits and write contracts before the models are completed.”

I am guessing that Darling will have all of their plans and pricing by mid July to start pre-selling in lawyer Park and both builders will let me know as soon as that happens.

I will be meeting with Highland next week to discuss the specific details and when they plan to have everything ready as well.

Imagine walking to a multi-million dollar park area?!?!?!

Lawler Park to include Circle park feature

In most new home neighborhoods the developer leaves open space which helps create a more natural feeling for the entire community.

In Lawler Park, one of those spaces will be utilized as a large circular gathering area with the centerpiece a beautiful fountain.

Normally, the open spaces are rarely used and allow dogs to to use them as their potty.

But here, there will give neighbors to gather and meet new people in a beautiful setting. It will also give a feel of uniqueness with plans to be large rocks that is often not a norm in the DFW area.

The feature will be located near the middle of the Crossing section with a beautiful backdrop of large mature trees. It will also have a location that will be seen daily whether you enter in the main entrance on Rolater or the East entrance off of Independence.

Lawler Park residents will definitely have unique neighborhood features like the park and the large Arbor in The Arbors. And in addition having luxury builders like Highland Homes and Darling Homes, might just make Lawler Park the best neighborhood in Frisco.

Trees, Trees and more Trees in Lawler Park

Lawler Park has one of the biggest advantages over the other new home communities in Frisco . . . Trees!

Most new home communities are normally the best piece of farmland North, in the line of development. But at Lawler Park, this was not the case.

There was not necessarily farming going on before, but there was a creek. This is a rare instance that a developer can incorporate large trees and make the community fit in harmony.

The last community to make this work so well would have to be Star Creek in Allen. They did a great job leaving as many trees as possible and it works well. And to add beautiful Darling Homes and Highland Homes in this scenery, who could ask for more?

Well Dale Clark used his years of experience and with this aspect alone will make Lawler Park have a large following over the other communities.

Let me tell you about it.

The address of the City Park is 13995 Main Street in Frisco, Texas. The nearest major intersection is Main Street & Independence Parkway sitting on 79 acres.

The amenities are endless for the sports enthusiasts. Phase I consists of a youth baseball/softball five-plex, including the Rusty Greer/Texas Rangers Championship Field and the Frisco Miracle League Field. Lawler Park begins “The Arbor”

One of the most unique/clever entry feature to a neighborhood is being built where Carlson Drive dead ends at Grand Arbor Lane in Frisco.

It plans to be the largest Arbor that will not only provide shade, but also create a very unique feel considering the name of this section is The Arbor at Lawler Park.

“The Arbor at Lawler Park will feature 65 feet wide lots being built by Darling Homes and Highland Homes. Prices will start in the high $300’s for the pre-sale prices and won’t stay there long.”

The demand for information on Lawler Park has been record breaking for a “so-called” bad market. My guess is that after a month of pre-sales, there will be a minimum of 20 sales!

But back to The Arbor, residents will easily be able to navigate visitors with a large Arbor visible in the air!

Lawler Park gears up for Models . . . But don’t wait!!!


Darling Homes

This is Darling Homes Model in Star Creek in Allen.

Today I received a quick e-mail from the Lawler Park developer Dale Clark and he said that the plans are for the model homes for Darling and Highland Homes to begin in August 2012.

This is inline with the plans that both builders have told me as well. So in October you will be able to take a walk through and see what you can actually buy!!!

This is one thing that I have learned through the years that is more human instinct than anything.

Buyers buy what they see!

When someone walks into a completed home and they hear that the price has been reduced $20,000, not only are they happy with the actual home and the amenities but they are also happy with the deal! And this leads me to the words in the title, “But don’t wait.”

Here’s why.

In new developments, builders have to make sure their plans fit on the lots, the materials they use pass city code and many, many other issues unforeseen with deed restrictions etc. it’s not easy.

All that being said, builders know that they have to get homes up in the community so buyers can see progress and feel more comfortable to look into building. So what’s the hurry then?

That is simple . . . MONEY!

“Those first couple homes, builders shrink their margins for the buyers that are intelligent enough to take advantage of the pre-sell prices!”

And there is proof in Richwoods, south of Lawler Park, that just opened in March 2012. After selling close to 72 homes in a couple months, the prices in the higher price point are close to $18,000 higher!!!

Lawler Park to start Pre-Sell soon


Darling Homes and Highland Homes are very close to starting Pre-Selling lots for the highly anticipated Lawler Park.

Plans are still right now in the planning stage and should be complete soon. Normally, builders use plans from other community when the lots are the same size but I do know that Darling and Highland are working on a couple new plans for Lawler Park.

All prices will be released a couple weeks after the plans and only people on the list will be contacted first as a Pre-Sell due to the large response that has happened since 2011.

The highly anticipated Frisco Phillips Creek Ranch Development will be pre-selling in mid July.

From the information on the signs around the 950 acre community plans were to open in Fall of 2012, but builders in the community tell me they are way ahead of schedule. The developer Republic Property Group has never rushed their timing since they acquired the highly sought after West Frisco dirt and have kept on schedule.

This almost never happens with developments, especially ones with over 3,700 homes at build-out!  Richwoods in Frisco Texas had plans to Open in January 2012 and they ended opening in March 2012.   Phillips Creek will include 9 of DFW’s finest builders: Darling Homes, Highland Homes, K Hovnanian Homes, Huntington Homes, Shaddock Homes, Standard Pacific Homes, LionsGate Homes, Belclaire Homes and Drees Homes.

Within phase one of Phillips Creek Ranch, the lots will range from 55 feet wide up to 83 feet wide and starting with prices from the high $300′s up to 2 Million dollar estate homes. Quite a significant difference in type of home, but it all looks like it can and will work very well. And if you are looking for variety, you have come to the right place.  Phillips Creek Ranch in Frisco is ideal  with nine unique builders!

The Lawler Park development will have a total of 348 lots in all, while Phase one of Phillips Creek ranch will consist 314 lots!  I am also sure that if anyone with small children are planning to live in Phillips Creek Ranch, Phase one will be the only phase of PCR that residents will attend the Blue Ribbon Elementary School Bledsoe. Bledsoe is very well-known in Frisco ISD as the top of its class when it comes to teaching and number of outstanding academic achievements.

Phillips Creek Ranch will be the only development in North Dallas and Frisco to have what many in Lantana are raving about. I would like to announce the beginning of the future of new home developments. Phillips Creek Ranch will have monthly dues of $175. Yes, $175.

What?  That is way too much. Not really.

From the many years of experience selling real estate with Holden New Homes, both pre-owned and new home buyers were very clear with what is needed and not just wanted.  These two necessities are “feeling safe at home” and to “make things easier with maintaining the home”. The HOA fee will include, front and side yard maintenance and a monitored security system 24 hours a day on each home! Phillips Creek Ranch Development

Phillips Creek Ranch plans to build homes from the high $300’s to the $750’s.

Things are really moving at Phillips Creek Ranch in anticipation for the pre-grand opening.

Phase 1’s first neighborhood will be named Sheridan.  Plans are to include two state of the art playgrounds. The first will be a beautiful natural playground and will be incorporated into the neighborhood park along with many seating areas and open space. The second will be a in a large amenity center on the top of Vista Park with a more traditional playground as well as fitness center and pools in the park.
