A First Look at Richwoods Amenity Center in Frisco

WOW!

This is the plan for the Richwoods Amenity Center.

Here’s the first look at the layout of what is planned to begin construction late June in Richwoods in Frisco.

Projected $10 Million Dollar build-out with a clubhouse, 4,000 square feet workout facility, large banquet room that can be rented out for functions overlooking an unbelievable resort-style pool. The Northern side will be parking and there will be a playground on the South East Corner.

From the layout of the center, the planned exterior look, and the features of the pool element; it looks to me that what Landon Development has done is take the best features from other DFW amenity centers and put it all in one!!!

The Phillips Creek Ranch Advantage

20120522-151549.jpg

In each new home community I like to mention, “What really matters?”

For Phillips Creek Ranch in Frisco, this one aspect will show you the development is committed to their homeowners.

The PCR homeowners association will prove it. The PCRHOA, Phillips Creek Ranch Homeowners Association main goal is to keep the neighborhood welcoming and safe for all by keeping residents informed. There are also plans for a PCR intranet site that keeps residents connected and informed about what’s going on in Phillips Creek TX news. The $175/mth dues that Phillips Creek Ranch homeowners pay include:

CoSecurity Security System and Monitoring
Grande Communications basic cable TV
PCR Intranet website (a password protected site)
Front-yard maintenance based on 40 annual mowings
Amenity use & upkeep
Common area maintenance

So my point is, the Republic Property Group have the same HOA set up in Lantana and it is getting rave reviews! Providing lawn maintenance for the front yards and a 24 hour security system for each home is a rare find here in North Texas new home communities.

20120522-085130.jpg

K Hovnanian (KHOV) Model at Richwoods in Frisco almost complete

The KHOV model home for their lots in Richwoods Place is ahead of schedule.

They went with an exterior elevation that incorporates stone, brick and a wood feature that is coming together very nicely. The KHOV model in Craig Ranch had a lot of influence on the look and design due to only being a mile East and the many compliments that they have received on the open Floorplan.

KHOV in Richwoods plans to have expansive interiors in each of these plans and to include innovative and dynamic floor plans with 10-foot ceilings on the first and second floor, allowing for an open, airy feel. Each Richwoods KHOV home will also include walk-in master bedroom closets, custom, oak stair railings and spindles, six-panel wood-grain doors, and more.

The new KHovnanian homes are designed and built with high |performance innovative technologies, better materials and smart designs.

K Hovnanian Homes is offering one and two story homes ranging from 2,499 – 4,054 Sq. Ft. with prices from the mid $300’s. The three, four, and five bedroom new home designs are both beautiful and Energy Star® certified. (The only builder in Richwoods that is crrtified)

John Landon Signature Series Model nearing completion at Richwoods in Frisco

20120521-155057.jpg

The newest Luxury line of homes in the city of Frisco is being built in Richwwods called the John Landon Signature Series.

This is a first for John to build in the luxury line with his company Landon Homes, but he has done his homework. He spent many months crossing the country looking at different exterior designs, floorplans, energy features and other home items to combine all into the Signature Series.

The salesperson for Landon in Richwoods Landing and Richwoods Country, Susan Oxley, can’t hardly wait until the model is complete.

“Brad I tell you what. When this model is up and complete, it will have the WOW factor from when you walk through the door to the unbelievable master bath! You just wait!”

Susan Oxley, Landon Homes

And since my own family will be joining the community in the Country, I am happy to say that we are so excited and everything about the process so far has been exceptional.

Landon Homes in Richwoods Glen in Frisco is STILL selling Homes

You would think that in only 2 months of selling the Richwoods Glen, Elmer Carino would be thrilled. Well, he is happy but not thrilled.

In phase one of Richwoods Glen, there are standard 74 feet wide lots that they are sharing with Toll Brothers. Landon only had 21 lots in phase one, and he has already sold 17!!!! But that’s not it.

Landon Homes a couple weeks ago released the second section of Lots, a total of 43. And Elmer has already sold 12 in two weeks!!!

Brad listen, I have 14 hold checks for first right of refusal on lots when I am told they have released them! This is nuts! Let me show you!” Elmer Carino Landon Homes.

And that’s not all. So just in Richwoods Glen, Landon Homes has sold a total of 29 homes in 2 months in Frisco with the homes ranging from $360,000 to $460,000!!!! Somebody please try to tell me the real estate market is not good!!!

Regardless of sales, Elmer fully believes (and so do I) that the largest portion of buyers haven’t walked through the door yet. The reason why, is when the $10 million dollar amenity center breaks ground, it will be another wave of buyers.

Richwoods is definitely one of those communities that doesn’t come around that often!!!!

Newcastle Homes starts Sales at Richwoods

Newcastle Homes has now moved into a trailer at Richwoods to continue sales.

As of today, Newcastle Homes has contracted 3 of their 10 lots and have made the move to be insure before their model is complete to capture traffic.

Since the roads have opened up in Richwoods, even before Landon Homes opened their two models, I have yet to be in the community without another car. Most of the time, I enter the Landon Model Homes and there is a minimum of 8 cars outside each model!

The Newcastle guys have said that the traffic has picked up significantly and they are getting specific pricing on items for 4 other buyers.

I did find out probably one of the most exciting things about Richwoods from the Newcastle guys, but I can’t release that today.

For more info on Richwoods in Frisco, visit the link above and get set up for updates when Richwoods or the builders have new information.

Lawler Park in Frisco begins unique common area amenities

20120519-223642.jpg

Take Rolater West from Independence in Frisco and you will approach Carlson Drive on the right. This is the main entrance to The Arbors at Lawler Park and as you turn in, you will notice these four posts directly in front of you. Let me explain.

Dale Clark with Warren Clark Development, the developer of Lawler Park in Frisco, told me face to face in his office that Lawler Park will incorporate community features that will mirror their development Whitley Place in Prosper.

Lawler Park in Frisco will incorporate half stone walls with half rod iron rails on top of the stone wall, just like Whitley Place in Prosper. There will be no community in Friaco that has the look that Lawler Park will have.

Above is another 4 post shaded area for home owners to take a break to cool down in the 100+ days in the summer. Not to mention the curved sidewalks that really portray a look that you will not see in Frisco.

Regardless, Lawler Park in Frisco will bring unique features that residents of Frisco have never seen and new residents will be happy to see the addition of stone to the brick outer walls and the different curved sidewalks that will give Lawler Park it’s own feel other than the sought after home communities that is known for.

Please visit http:\\www.lawlerparkfrisco.com to be included in the presell list when prices for Darling Homes and Highland Homes are released.

Toll Brothers in Richwoods to begin Models on Model Row

Toll Brothers will be the last of the 4 builders in Richwoods Frisco to begin their models, but they definitely do not rank there when I discuss quality, price, standards etc., will buyers on a daily basis.

Toll Brothers is a very unique builder. They serve the Luxury Buyers very well but are not 100% custom. They have so many different ways to build each plan that they are almost in the custom home business with a price comparable to a normal custom.

For example:

In Richwoods, you have 2 production builders, 1 custom builder and one that is a combo . . . Toll. They can get specific quality materials at a much lower price than others only because they can negotiate easier considering the amount that they need.

This allows Toll Brothers in Frisco to be able make a bigger margins than others because the numbers they are looking for are easily obtained.

Toll Brothers knows that their products sell and are okay with selling 2 to 3 to 5 homes a month because it has worked for this long and will continue to work. And they are okay with that because their margins are higher.

What’s my point? It’s simple.

When you buy a Toll, the plan is to retire there. Plain and simple. And who wouldn’t want to do that?!?

20120519-134957.jpg

And the Vandeventer mascot is . . .

. . . The VANDEVENTER VIKINGS!!!!

20120518-172435.jpg

Students of both Richwoods and Lawler Park will be attending Vandeventer Middle School located on Independence on the Eastern border of the Richwoods community.

Tonight at Liberty High School the new teachers at Vandeventer and other school and Frisco ISD officials are holding a meeting to unveil the VIKING!

There had been speculation that the mascot could be the “Vaqueros”, “Vipers” and “Roosters”. But the Vikings just sound better.

The main color will be Purple with white or black as the secondary.
