Lawler Park has one of the biggest advantages over the other new home communities in Frisco . . . Trees!

Most new home communities are normally the best piece of farmland North, in the line of development. But at Lawler Park, this was not the case.

There was not necessarily farming going on before, but there was a creek. This is a rare instance that a developer can incorporate large trees and make the community fit in harmony.

Richwoods first buyers home is framed

After a couple hold ups from the city on the first starts in Richwoods, the home here on Carly is officially up and almost completely framed.

This starts a wave of over 60+ contracted homes to begin over the next couple months. The one aspect that I feel the developer did not take into consideration is the start times on homes contracted in the beginning if sales exceed manpower. And boy have they.

In a normal Frisco New Home community, there are on average 4 to 5 pre-sales and that number is very easy to handle with one builder. Each time there are more than one home that is being built, the subcontractors go in order to make the timing and costs go down.

So in Richwoods, the maximum number of homes that a very experienced builder can handle at a time would be around 10-12, ad that might even be pushing it.

If you go above that 12 number, things might get sloppy and hard to handle with one on site builder.

Regardless, the homes have begun and there is no turning back. Expect the next 7-10 years to hear a hammer or screwdriver on this piece of land!!!

Landon Homes in Richwoods raises prices $30,000 since Grand Opening


Landon Pricing CountryIt shocked me too! Believe me!

The 810 plan in Richwoods Country has raised in price $30,000 since the first day that it was in pre-sale in March with Landon Homes. This increase is exactly what I have been trying my hardest to explain to my clients with the rock bottom pricing that Landon had released in their high-end luxury homes.

I had a handful of clients jump in early, and I know they will live me know. One of my clients bought an 810 at $438,000 in Richwoods Landing and their biggest concern was if it would be a good investment. Their financial advisor told them it would not be, and obviously I couldn’t put enough emphasis on the opportunity!!!!

And what do you know, now it’s at $468,000. Hmmmmmm?!?

But they are not done.

This is after looking into traffic, the other builders pricing and anticipation of the amenity center breaking ground. Wait until the second wave of interest when the huge amenity center is erected.

Phillips Creek Ranch uses TBG for the Design


Phillips Creek Ranch TBG is working with Republic Property Group who is the developer of Phillips Creek Ranch.

TBG has developed a land plan for the PCR development that will help to preserve its natural topography, creeks and lakes. TBG said that a great emphasis was placed on creating a continuous and expansive trail system connecting neighborhoods with schools, adjacent communities, an eight-acre city park, urban living and preserved lakes.

This is an idea that makes sense and most developers fail because they forget some main components to make this work. But since TBG has had close to 2 years to evaluate and create a plan, I’m sure Phillips Creek Ranch has a great chance of making it all work.

Along with integrating parks and trails into the preserved open spaces, TBG will also design the entries to highlight the area’s equestrian heritage. That’s where the bronze statues of horses will most likely come into play.

The design of Phillips Creek Ranch also includes the multimillion dollar amenity center, a lake with a canoe launch, swimming pools, tennis courts and playgrounds.

Richwoods has added a Triple Loop Slide!

A triple-loop slide is the latest addition to the Richwoods Community.

Kids will be happy to know that their new pool at Richwoods will be “the pool” that all of their friends talk about after summer.  The addition of an element like this just adds to the importance of family and fun that the developers are adding to the community.

One of the most unique/clever entry feature to a neighborhood is being built where Carlson Drive dead ends at Grand Arbor Lane in Frisco.

This is Darling Homes Model in Star Creek in Allen.

Today I received a quick e-mail from the Lawler Park developer Dale Clark and he said that the plans are for the model homes for Darling and Highland Homes to begin in August 2012.

This is inline with the plans that both builders have told me as well. So in October you will be able to take a walk through and see what you can actually buy!!!

This is one thing that I have learned through the years that is more human instinct than anything.

Buyers buy what they see!

When someone walks into a completed home and they hear that the price has been reduced $20,000, not only are they happy with the actual home and the amenities but they are also happy with the deal! And this leads me to the words in the title, “But don’t wait.”

Here’s why.

In new developments, builders have to make sure their plans fit on the lots, the materials they use pass city code and many, many other issues unforeseen with deed restrictions etc. it’s not easy.

All that being said, builders know that they have to get homes up in the community so buyers can see progress and feel more comfortable to look into building. So what’s the hurry then?

That is simple . . . MONEY!

“Those first couple homes, builders shrink their margins for the buyers that are intelligent enough to take advantage of the pre-sell prices!”

And there is proof in Richwoods, south of Lawler Park, that just opened in March 2012. After selling close to 72 homes in a couple months, the prices in the higher price point are close to $18,000 higher!!!
