The highly anticipated Frisco Phillips Creek Ranch Development will be pre-selling in mid July.

From the information on the signs around the 950 acre community plans were to open in Fall of 2012, but builders in the community tell me they are way ahead of schedule. The developer Republic Property Group has never rushed their timing since they acquired the highly sought after West Frisco dirt and have kept on schedule.

This almost never happens with developments, especially ones with over 3,700 homes at build-out!  Richwoods in Frisco Texas had plans to Open in January 2012 and they ended opening in March 2012.   Phillips Creek will include 9 of DFW’s finest builders: Darling Homes, Highland Homes, K Hovnanian Homes, Huntington Homes, Shaddock Homes, Standard Pacific Homes, LionsGate Homes, Belclaire Homes and Drees Homes.

Within phase one of Phillips Creek Ranch, the lots will range from 55 feet wide up to 83 feet wide and starting with prices from the high $300′s up to 2 Million dollar estate homes. Quite a significant difference in type of home, but it all looks like it can and will work very well. And if you are looking for variety, you have come to the right place.  Phillips Creek Ranch in Frisco is ideal  with nine unique builders!

The Lawler Park development will have a total of 348 lots in all, while Phase one of Phillips Creek ranch will consist 314 lots!  I am also sure that if anyone with small children are planning to live in Phillips Creek Ranch, Phase one will be the only phase of PCR that residents will attend the Blue Ribbon Elementary School Bledsoe. Bledsoe is very well-known in Frisco ISD as the top of its class when it comes to teaching and number of outstanding academic achievements.

Phillips Creek Ranch will be the only development in North Dallas and Frisco to have what many in Lantana are raving about. I would like to announce the beginning of the future of new home developments. Phillips Creek Ranch will have monthly dues of $175. Yes, $175.

What?  That is way too much. Not really.

Richwoods separated in 4 different lot sections in Frisco


John Landon and Landon Development spent months on the design of the community of Richwoods and it definitely shows with how smoothly the sales of lots are going and the North Western direction. See picture.

The ring road, otherwise known as the friendship road, will allow residents the ability to commute to other sections easily on one road. It will also create more of a community feel that other multi-lot section communities do not have.

Phillips Creek Ranch Development

Phillips Creek Ranch plans to build homes from the high $300’s to the $750’s.

Things are really moving at Phillips Creek Ranch in anticipation for the pre-grand opening.

Phase 1’s first neighborhood will be named Sheridan.  Plans are to include two state of the art playgrounds. The first will be a beautiful natural playground and will be incorporated into the neighborhood park along with many seating areas and open space. The second will be a in a large amenity center on the top of Vista Park with a more traditional playground as well as fitness center and pools in the park.

Phase 1 will consist of lots ranging from 55′ wide x 115′ deep to 83′ wide x 130′ deep. The home builders that have currently been annouced for Phase 1 include:

55’s – Highland Homes & Lionsgate Homes

65’s – Darling Homes & K Hovnanian

65’s – American Classic Series – Darling Homes

74’s – Shaddock Homes & Drees Homes

83’s – Huntington Homes & Belclaire Homes

This will be the largest new home community built in Frisco currently and the progress has been going very smoothly so far.

Lawler Park in Frisco to have two sections


The Arbors of Lawler Park plans to have 64 foot wide lots.

Lawler Park in Frisco is almost ready for the models to break ground. Both Darling Homes and Highland Homes plan to begin their models soon and be complete by October 2012.  But both have decided that the development will be split up into two sections, The Arbors of Lawler Park and The Crossing of Lawler Park.

The Arbors of Lawler Park is slated to have both Highland and Darling to build a 64 foot wide home that has a smaller yard, but in a fantastic location with the upscale features that Highland and Darling are known for.  The prices plan to be in the high $300’s up to the mid $450’s.

The Crossing at Lawler Park plans to be on larger lots, ranging from 75 feet wide a minimum with some oversized lots in the high 90 feet wide range.  Both builders will be building and prices will start standard at $450 and go up from there.

Lawler Park will be located just North of Richwoods, but the main differences are as follows.  Richwoods will be gated and Lawler Park will not be gated.  Lawler Park will have more mature trees and have a creek on the northern border where Richwoods has plans of extensive landscaping throughout the community.  Richwoods will have a $10 million dollar amenity center with a resort style pool, work-out facility and banquet room and Lawler has plans of a Pool and smaller clubhouse.

As I entered Richwoods in Frisco on Sunday afternoon, I was passed by a father and son that passed me and gave me an idea of what this community will soon be.

I always entered and am trying to envision the $10 million dollar amenity center, how the homes will look in each section with stucco and brick/stone elevation, the placement of parks, etc.  But seeing this made me look at Richwoods in another perspective.  Instead of a minimum of 8 to 10 cars at each model, the streets will be filled with kids and cars that will gather at a house and create an actual community.

Like across the street at Turnbridge Manor and Hunters Creek, this has been happening for the past 8 to 10 years.  Those communities were a big influence on me and my family to contract on a house in Richwoods.  Being very family friendly and adding new homes, gated, in the best location to build in Frisco and the $10 million dollar amenity center, it’s just a no brainer.

KHOV in Richwoods Model nearing Completion in Frisco


It always amazes me when these builders erect these models so fast!

KHOV began their model Mid April here at Richwoods, and should have it complete in a couple weeks! That’s close to 45 days! Huh!

But now I get it after being exposed to this model almost every other day. At one point when we were in the Landon model writing a contract, we stopped, pulled up the blinds, and counted 28 workers!!! 28!

The one thing that got me was the gentleman 25 feet high standing on a 2 by 4 and just working away! (see pic below) Don’t sign me up!!!

So if you are thinking about KHOV in Richwoods as your builder, the time is now. In 6 months these prices will be at a minimum $25,000 higher.

Richwoods in Frisco Update


The entry walls are finally here.

It has been a couple months/weeks of speculation on what kind and what look the outside walls will be and we will know vwey soon.

I have included a quick video below entering Richwoods on the Eastern entrance off of Independence.

As you can see, the large gray cinderblocks will be the beginning of what is to come of the highly anticipated type of wall that will surround Richwoods.
