Mr. 70 Million dollar man is starting to make things happen outside of the NFL Football world!

“105.3 the Fan announced he will be featured on the cover of Rolling Stone in the next couple months!”

They did not disclose the details regarding the story, but one would think its a life story.

I’m pretty sure he will be a face of the Cowboys if not the NFL in the near future.

Toll Brothers at Richwoods Glen in Frisco “RELEASES” 10 Lots!


  Toll Brothers at Richwoods Glen in Frisco released 10 lots for sale (starting to sign contracts on August 10th.)

Toll Brothers has a very large interest list of prequalified buyers for this section and they plan to set up meetings with them according to how early they filled out their forms. 

Prices aren’t finalized but I know lot premiums on the new lots range from $5,000 up to $35,000. 

  I wouldn’t be surprised if Toll Brothers raised their current prices by $50,000 because they have been waiting for around three months
Incentive plans to be around $15,000 for options or upgrades.

  Lava Catina coming to The Colony, Texas is the 2nd biggest announcement I have made in my career. (Only second to the Dallas Cowboys moving their headquarters and practice facility to Frisco!)
  The easiest way to describe Lava Cantina in The Colony is a Hard Rock Cafe mixed with The House of Blues! What a great concept! 

The Project Manager for The Colony Lava Cantina, Chris Harmon, said “This will be a game changer for North Dallas. A full size concert venue right at your doorstep!” I agree 100%!
  Frisco, Plano, The Colony, Allen and McKinney has had a need for a concert venue for a very long time! To have an 18,000 square foot venue like Lava Cantina that brings high quality Mexican and Creole Fusion and Live Rock & Roll in a 1,800 seat venue right down the street will be absolutely amazing! 
  Until now, we suburbanites, have had to drive to Downtown Dallas or Grand Prairie for an indoor concert and now it will be such a convenience only 10 minutes away. 

Who is behind Lava Cantina?

  Steve Vaughn has been in the music industry for 40 years and Ian Vaughn worked for Raising Cane’s Chicken Fingers and worked his way up to the position of COO. (And as many of you already know that Cane’s has some of the highest quality chicken fingers you will ever find as well as a cult following!)  

 

Lava Cantina in Baton Rouge

Steve and Ian Vaughn (father and son by the way) wanted the first Lava Cantina to open in the Dallas area but when they heard of the space available on Perkins Rowe in Baton Rouge, it just made sense. And boy were they right! It’s packed every night. They have live music every Thursday through Saturday nights. 

When Lava Cantina opened in Baton Rouge in April of 2013, they were pleasantly shocked and surprised with how busy they were with the original crowds. Take that and multiply it by 10 and that is what I predict for the opening here in The Colony! 

  
Since opening, the menu has been tweaked. Now the focus is on a “Creole Mexican fusion” — dishes such as boudin balls made with chorizo, enchiladas and burritos filled with alligator or smoked duck and tacos stuffed with fried catfish and shrimp.

  

The goal of Lava Cantina is to give diners an experience like being backstage at a rock concert, with live music and restaurant staff dancing to Michael Jackson’s “Thriller.” Which sounds amazing! 

The Lava Chef

 
Chef Patrick Stark, the Stark Raving Chef, is currently the Executive Chef at Sundown at Granada and he has been chosen to Rock Lava Cantina’s guests taste buds. From everything I have read, he will do just that!

The Stark Raving Chef started opening restaurants for a giant corporation after Culinary School. Patrick set up, staffed, trained, and operated new sites for several years and then migrated into food research and development as well as corporate site troubleshooting. 
  
He then decided to get out of the the corporate kitchen world and moved to Dallas where he created his own private dinner party service called “The Stark Raving Chef”

Patrick’s dinner parties entertained many Dallas celebrities and wealthy business personnel. The Stark Raving Chef’s private in house services included creating menus per customer desire/request, grocery shopping, cooking, serving, clearing, cleaning and of course entertaining. 

At the Granada Theater in Dallas Texas, he planned to take dining and music to a whole new level, until Lava Cantina approached him.

The Nebraska Furniture Mart made some big waves in DFW with their new store in The Colony. They decided to develop the entire 400+ acres with 3.9 million square feet of retail, entertainment, dining and attractions.

The more than $300 million dollar project is a master-planned community developed by Arcadia Realty Corp. and Charter Properties.

CB JENI Homes is a strange name for a builder, but for the owner Bruno, it means everything! Each letter is for him, his wife, and his kids! Very cool! And they definitely know how to build townhomes with their many developments and beautiful use of space in the units.

Of the 25 lots, there are over 20 lot holds and Kim and Moira with K Hovnanian Homes will be calling the holds and asking to set an appointment to write a contract. 

Each hold has 48 hours to respond and set up a meeting to sign the contract then they will go to the next hold if there is many. This works very well for KHOV and makes it a much easier process for everyone.

Krispy Kreme Donuts Opens TODAY in Frisco on Preston!


 Just when you think Krispy Kreme has left Frisco and will never be back, here they are again! 

People lined up from the grand opening today at 5:30am. The first person in line received Free Donuts every week for a year! The next 99 people received free Krispy Kreme donuts each month for a year as well. 

  I’m pretty sure that this drive thru line will always look like this for many days, weeks, months and years to come for Krispy Kreme!

Landon Homes at Richwoods in Frisco raises prices $34,000 in Phase 22! 


  The real estate market in Frisco is out of control! 

Landon Homes at Richwoods in Frisco on the 64 foot wide lots opened Phase 22 a little over a month ago on May 10th. And pricing from the phase before raised $34,000! ( No Typo)

Phase 22 has a total of 95 lots. Landon will have 70 and K Hovnanian Homes (KHOV) will have the remaining 25. 

  Landon has already contracted 35 of the 70 in just one month! The demand in Frisco, especially Richwoods, is out of control. 

K Hovnanian Homes plan to release their pricing and available lots for contract in a week or so. 19 of the 25 lots already have lot holds!

K Hovnanian Homes (KHOV) at Diamond Point Estates in Frisco Specs out remaining 11 lots to Start Close-Out! 


 It feels like yesterday when K Hovnanian Homes (KHOV) opened Diamond Point Estates in Frisco, and now they are beginning Close-Out?  Wow! That was fast. 

Granted, the community has a total of only 51 Lots but is in an incredible location just East of Park Place Estates and directly across from the future Grand Park. Not to mention, right next to The Canals at Grand Park which is just North of Diamond Point. 

  Why does Diamond Point matter? 

The location directly off of Legacy and nearly halfway between Cotton Gin and Stonebrook gives residents east access to the Dallas Notth Tollroad. Stonebrook FINALLY has plans to open to the Tollroad towards the end of this year.

Emerald Homes enters Arbors of Willow Bay in Frisco, Texas


 Emerald Homes started selling in the Arbors at Willow Bay in Frisco at the end of 2014. Emerald Homes is the “High End” of DR Horton Homes.   

 

DR Horton is a big land owner in this area and they sold this piece of land to Hillwood with a caveat stating that they could at any time purchase lots if they wished. So after seeing how extremely successful Highland Homes and American Legend Homes were in the first two phases, they decided to take the remaining 102 lots for themselves. 

  The majority of Emerald Homes lots are 70 feet wide with a small percentage being 64 foot wide.  Currently they have sold 19 and have 8-10 specs in different stages. 
  I was at first a little concerned with Emerald coming in, but boy was I wrong! The model home is called the Winslow and has an incredible flow while walking through the home.  
 Emerald Homes have included step ups and step downs throughout the house that really helps their plans stand out from other builders.  

 Their standards already included are truly not standard with other builders such as a stone fireplace, engineered marble surrounding the tub in the master, and countertop to ceiling mirrors in master and secondary bathrooms!

   
   I was very surprised that the closets looked like this compared to the other builders closets only consisting of rods, some shelves and trim. 

   
    And the upstairs is definitely a kids oasis with the option of this incredible balcony off the back.  

 Emerald currently is offering a $20,000 incentive for upgrades on a new build and $5,000 for closing costs if you choose their lender. On the specs I am pretty sure I can get you a better deal if the timing is better for you.
