ANNOUNCING Super Walmart at Custer and Highway 121 in East Frisco!


 It was only time for one of the big boxes like Walmart to land in East Frisco! 

A Walmart Supercenter will be the anchor tenant on around 44 acres at the North West corner of 121 and Custer in Frisco. 

  

Last night, Frisco’s Mayor Maso and the Director of  Development Services John Lettelleir confirmed to me that Walmart is a “Go” and has been already approved for this site. 
  

Custer Bridges is the development and along with Walmart, there will be gas pumps and seven retail/restaurant pads on a total of 5 lots. Currently the facade plans have been submitted to the city for the buildings and Walmart for approval. 
  
Across Custer Road to the East, there are other major retailers like Target and Lowes etc. which are located in the city of McKinney. With the addition of Walmart and these additional pad sites, Frisco can keep more tax dollars being spend since the majority of customers are Frisco residents currently. 

  

The developer and city of Frisco have worked to construct a trail over West Rowlett Creek to connect to the hike and bike trail that is part of the Six City Hike & Bike Trail that will eventually connect to White Rock Trail in Dallas. A tributary is located on the property. 
  
This is another one of many new happenings that are in the works for East Frisco and its residents. We are very excited!

Wow, Castle Hills Northeast by American Legend Homes and Highland Homes is setting records!


  Castle Hills in my mind was pretty much sold out of lots and new homes, until Castle Hills Northeast popped up in an incredible location off of 121. 

  Zoom in and notice the pizza shape parcel right off the highway in an incredible location, that is Castle Hills Northeast. American Legend and Highland homes were the builders selected to open the community. 

   

   Castle Hills Northeast is setting records in demand and sells for a couple reasons. First off, two of the highest quality builders which will create a beautiful looking neighborhood. Location, right off 121 and in between all kinds of conveniences. And #3, PRICE. Homes start in the low $300’s!!!! Which is unheard of in a location like this in this market. 

  Castle Hills consists of 375 total homes and 250 are American Legends. 125 are Highland Homes. The HOA per year is only $700 which includes the community pool that is currently under construction below. Pay another $100, and residents will have access to all 5 pools within Castle Hills! 

  For American Legend since November, they pre sold 30 homes and had to shut down sales in December and January to catch up with demand. They have sold a total of 60 since opening up sales again in February. See price list below:

  

They do offer 41 feet lots but the salesperson Greg Cook says that the waiting list for those homes is the longest he has seen. 

   

  

For Highland Homes, same scenario. They started later than American Legend and have already sold 56! 

It’s the craziest community I have seen since Richwoods. 

   


 Currently, American Legend offers $10,000 buyer incentive and $3,000 towards closing costs if you use their lender. Highland offers a 5% buyer incentive.

Frisco Play Street Museum OPENS to Rave Reviews


  The Frisco Play Street Museum opened in November of 2014 and now CANNOT book new birthday parties on the weekends for MONTHS! Yes, I said months. 

  

My son Jax is 27 months old and to tell you that he had fun would be a lie….HE HAD A BLAST! 

  It is a hands on, make believe city! There are 8 businesses that have structures dedicated to their specialty. 

  Kennys Burger Joint, Kroger, a Fire Station, Train Station, Frisco Medical Center, Frisco Humane Society, Trivium Academy and a house are the businesses represented. 

  They even have a smaller section for babies and an experiment wall. Small white benches are set up for coloring, cutting, painting etc. 

   

Upon entering, each child is given a wooden coin to use for a snack whenever the child chooses.  

  

  

  

 You can play as long as you would like, there is no time limit. It has been such a tremendous success, that the weekend are private parties only and it is booked for months out, as I have already said! 

 

  

   The Frisco Play Street Museum will most definitely be a great outing for any current Frisco residents or out of towners looking for a safe fun unique place for kiddos to release some energy.

Sharkarosa Wildlife Ranch in Pilot Point is “THE BOMB” for anyone in North Texas, including Parents!


Got kids? 

Okay. Find the next day that is WIDE open with no scheduled events and take a day trip to Sharkarosa Wildlife Ranch in Pilot Point!


Our time is important and Sharkarosa is only a 45 minute drive from our house in Frisco! I have grown up in North Dallas my entire life and to experience these unique animals there were only two choices; Arbuckle Wilderness in Oklahoma and Fossil Rim. These are about 2 hours away which is tough on both kids and parents to take those day trips!


Considering this was Spring Break for my oldest who attends Frisco ISD, it was a perfect time to get out for the day and check out some of our furry friends. 

The Sharkrosa Wildlife Ranch is more like an interactive Zoo. The ranch sits on 126 acres and is laid out perfectly!!


You enter and there are different directions for different animals like this cute little monkey.


There is a viewing area for a blue bobcat, lemurs, monkeys, sloths, goats, horses, camels, porcupines and a Kangaroo sanctuary. 


The Sharkarosa crew is amazing! It felt like they were everywhere and very friendly and knowledgable. The best aspect of Sharkarosa is when you enter there is a board with “unique presentations/discussions” about a specific animal or animals and it tells the times when they take place. Normally every 30 minutes! Included in Admission. 

For example, we first did the Kangaroo presentation and they fed a kangaroo a bottle and gave us some great info like “Kangaroos can jump 10 feet high and 30 feet long!”And my wife’s favorite, “when Kangaroos are born, they are the size of a JELLYBEAN!”
We then waited at the table area where they brought out reptiles like Boa Snakes and weird lizards where all the kids could touch them. 

Next, we walked over to the barrel ride that looked like a long slithery snake pulled by a big tractor which was a HUGE hit with my 5 year old! 

And my 2 year old as you can see. Included in Admission.

We then were told that we could meet the Sloths! Of course we were going to meet the sloths!  So, all 4 of us were escorted in their humid habitat where we fed and pet both Jack and Jackie as they stared at us with their round creepy eyes! And ate SOOOOO slow! (This was an extra $35, but I like the opportunity to be one on one with unique animals.)

Next we ventured over to see the Bears at the Bear Den. We took a detour and a quick break and played on a huge playground with about 25 other kids!  Included in Admission. 

By the Bear Den there is an amazing restaurant that serves pizza with bathrooms! 


Next we boarded a tram with about 40 others and took a 30 minute tram ride. We brought our feed bags and were driven to three different pastures. The first was HUGE horses and some hybrid animals. There was a “ZORSE”– Zebra-Horse and a “ZEDONK” Zebra-Donkey! They were really cool looking!  below is the ZORSE. 

The second pasture had an incredible looking reindeer! The horns were so thick and looked fuzzy. There were also huge pigs, llamas and zebras. 
There were buckets on the sides of the tram that the animals fed out of. But more often than not, if you turned your head the other direction for 4 or 5 seconds, when you looked back either a zebra or llama would be 12 inches from your face! It was pretty amazing. And I felt 100% safe even with my crazy 2 year old wanting to pet every one of them! 

The last pasture of Camels was by far the craziest! There were about 10 or 15 and they were fast and eager. And HUGE! 

After the tram ride, I found out we could meet a Lemur which was the absolute highlight of the day! A worker brought out “Theodore”, a Lemur that they have raised since birth, and led us to a special area with some trees and fenced off from the rest of the ranch. 

As you can see, we got to hold him, play, pet and feed him. He ate grapes, jumped on my neck. Climbed a fence. And my favorite part was his hand. His grip was pretty close to a little babies grip! Kids liked it a lot but I’m pretty sure, but the Parents loved it!!! (It was $35 for the one on one)

They also had a petting zoo and baby horse rides. Included in Admission. 



Overall, we had one of the best days ever! And think about it, if you go to the Dallas or Fort Worth Zoo it is exhausting with the amount of walking you do and most of the time the animals are hiding in the back or at the back of the huge acre exhibit. 

At Sharkarosa they are right in front of you. Close to each other. Staff is everywhere. And you don’t have to spend a minimum of $150 for a family of 4 that you would at the Zoo! 


Prices:

Adults 13+ is $12.00. Children (3-5) are $9.50. And Children 2 and Under are FREE! Feed is $3 a bag or $10 for 4 bags. 

So $150.00 for a Zoo day trip OR under $50 for Sharkarosa?!? Hmmmmm?!? There is no COMPARISON in my mind! 

Oh, and to hang with a Lemur like Theodore pay $35.00? I’m in! 


Go to Sharkarosa and make some memories! Now! Today! Hurry. 

Toll Brothers at Richwoods in Frisco has one premium lot come back on the market this morning!!!


This morning I was in the Toll Brothers Model at Richwoods in Frisco and the salesperson told me that this lot has just come back on the market. 



It is one of my favorite locations backing to the open beautiful park at Richwoods Glen. The original buyers contracted a while ago bout the floor plan they chose cannot fit in the lot so this is a great opportunity for someone to get a premium lot in Richwoods with Toll Brothers. 

The best part is the prices will still be the same and not be the higher ones that will start in the newer section many months from now. So above are the surrender prices and the lot has a $20,000 premium on it (which I can easily get you a better price on). 

Any of the plans above can be built it just depends on what elevation will work. 

My best guess on the new Toll Brothers Lots and pricing will most likely be $25,000 more than what you see here due to the lot cost and demand.

MainVue Homes at Phillips Creek Ranch (Henley Park) in Frisco opens on March 7th!




This title should say, “Uptown Dallas moves to Frisco!”

MainVue Homes is the newest and Hottest thing in the Real Estate market here in Frisco today! Wow! For my 11 years of selling new homes here in Frisco, I have never seen anything like this product. 



The location in Phillips Creek Ranch that MainVue Homes is building is their own section called Henley Park. The standard lot size is 65 wide by 120 deep. There are 6 model homes to walk through as well! And that is amazing!!!



The best part of the models though is EVERYTHING YOU SEE IS STANDARD! The uniqueness of their Italian wood and different doors, trim, cabinets, flooring and handles will blow your mind. They for sure will not appeal to everyone, but they really have a niche with a particular buyer, I promise! 





The owner, Peter Hayes, is a great guy and definitely Australian with his accent. Great concept and is incorporating a little Texas in their models! 





Most local homebuilders use familiar options of design details, brick and stone exteriors and historically inspired styles.

MainVue brings a range of contemporary houses that aren’t stuck in the past.

Henley Properties’ owns MainVue Homes and they will for sure cause a stir building houses that have clean lines and lots of open space inside and that use modern materials including exotic woods and ceramic tiles.





The more I think about it people today are staying in modern hotels and eating in modern restaurants. So why not come home to the same thing?

MainVue, which in the last two years has built hundreds of houses in the Seattle, has purchased locations for its first three housing communities in Frisco and McKinney.

They told me last night that their next location planned is Houston. 





My thought is younger professionals in particular are bored with the standard new home offerings most local builders provide and MainVue has an answer. 

MainVue Homes got their start in the late 1980s in Australia and is partly owned by Japan’s Sumitomo Forestry Group, has been careful to not overdo the shift to contemporary.

The designs use a combination of brick, stucco and glass and will have lower rooflines than most new houses in the area.







They hosted a Realtor event last night and really took care of us! The pricing is around the mid $600’s and square feet ranges from 3,300 to around 4,500. The buyer incentive is $30,000.

Toll Brothers at West Park in Plano selling Phase 2!


I always have buyers ask me about Plano and my answer is always the same for new homes. Either Avignon, which is basically sold out and at a very high price point, or this jewel of a community in an incredible location! 

West Park is the first development on Haggard Farm. The Haggards have been in Plano forever and they are slowly selling their land for development like Brinkmann Ranch recently did in Frisco. 

Phase 2 at West Park consists of 61 lots with Toll Brothers having 29 and John R Landon homes having the other 32.

K Hovnanian Homes (KOHV) at Richwoods in Frisco taking Lot Holds on Phase 22 TODAY!


Only a month ago, it was thought that K Hovnanian Homes (KHOV) at Richwoods in Frisco was down to their last homes to ever be built there, but things change daily in real estate. 

K Hovnanian has been given 25 lots to sell in the newest Phase 22. KHOV has started to take lots holds just 2 days ago and already have 7 Lot Holds on these new lots! A lot hold consists of $500. 



Considering the high demand of new lots, I am almost 100% sure both th e developer and builder will increase prices since there has not been an increase in almost 2 months! The prices for the plans are currently below. 



The one big opportunity for buyers is the remaining 2 inventory homes in the previous phase which are in different stages of development. The plans are the Timberglen and the Oakview 3.  See below:





With K Hovnanians President Sale going on, I can absolutely get you a bottom line price on either of these two homes. I could get you to around $585,000 and $575,000 on these houses.

BREAKING NEWS: Baxter Brinkmann of Brinkmann Ranch in Frisco FINALLY sells his first tract of land to Landon Development!

It’s confirmed, Baxter Brinkmann of Frisco, who owns over 5,500 acres in Collin County has FINALLY sold his first tract of land to Landon Development at the corner of Eldorado and Coit!

The land is 182.4479 Acres and has been assessed at $20,705,637 by Collin County as its value in 2014. The purchase price for the land is undisclosed, but I’m pretty sure it’s more than that!

Landon Development began their first development in 2012 with RICHWOODS in Frisco off of Independence and Rolater. They really knocked it out of the Park with Richwoods considering it was the #1 selling development in the nation last year!!!

RICHWOODS in Frisco is a 500 Acre development that was originally planned for 1,600 homes. That number will rise to around 1,700 homes or more because of a smaller product that was introduced after the development started.

Now back to Brinkmann Ranch. This piece of land has a lot of history, but most notably, as the site where the first 5 episodes of the famous show “Dallas” were filmed in 1978, until the original house burned down.

Baxter Brinkmann is the CEO of the Brinkmann Corporation, maker of Outdoor Grills, flashlights, many other consumer and industrial products, and the owner of Brinkmann Ranch. The Brinkmann Corporation brings in well over $125 million in annual sales.

On the new land, plans are for the 182.4479 acres to be a GATED COMMUNITY! This will be the 2nd gated community for Landon Development in Frisco.

On the preliminary plat, plans are for 704 homes and two entrances. One entrance off of Coit and the other off of Eldorado. Sales should begin at the beginning of 2016 or possibly a little later.
