Best Donut Store in Frisco, Texas!

20130908-131109.jpg

The Best Donut Store in Frisco is called Jenny’s Donuts or “Jenny Donut” located at the strip center near Legacy and Lebannon.

20130908-131805.jpg

Almost hidden behind the Starbucks that has lined up cars 10-12 back and near the cleaners, Jenny’s Donuts on Saturdays is filled with both kiddos and their parents.

20130908-134300.jpg

Now lets talk donuts.

When I take my son we are very boring and get regular glazed donuts and donut holes. But, wow, the donuts are AMAZING!

They are pretty close to the Krispy Kreme Donut. But it’s hard for me to explain but it also has a closer taste to a regular donut store.

20130908-134941.jpg

But really, if you want donuts, GO! You will be happy that you did! Then come back and honestly reply on this post about how the donuts are because they deserve the business.

THEY ARE INCREDIBLE.

And if you like, drop me off some at Richwoods! Me and my son will gladly take them off your hands!

Richwoods Place Construction Update for K Hovnanian Homes & Landon Homes

20130905-203447.jpg

Richwoods Place within Richwoods in Frisco is currently being built by K Hovnanian Homes and Landon Homes. This section, by far, has not only the most homes closed in Richwoods but also has the most homes under construction in Richwoods as of today.

20130905-203818.jpg

Richwoods Place standard lots are 64 foot wide by 115 foot deep. Both K Hovnanian Homes and Landon Homes do have oversized lots that vary throughout their current lots in Richwoods Place.

20130905-204051.jpg

Today Landon Homes starts around 2,700 square feet at $398,990 and K Hovnanian starts around 3,700 square feet at around $494,000.

20130905-204523.jpg

In Richwoods Place, from a construction standpoint of homes that are completed and closed and homes that are currently under construction are as follows as of today:

There is a total of 163 Homes are Currently Closed or Under Construction

K Hovnanian Homes has 55 of those homes and Landon Homes has the other 108

From a Closed Standpoint, K Hovnanian Homes has 33 Closed and Landon Homes has 74 Closed

Currently Under Construction stats are K Hovnanian with 20 and Landon Homes with 34

Note: K Hovnanian has 2 Construction Lots and Landon also has 2

20130905-212001.jpg

K Hovnanian has 4 spec homes that are in different stages of completion available from this month to November. Also for K Hovnanian, the developer has sold 10 additional homes in the phase farthest West on the North side of Richwoods.

20130905-212220.jpg

Demand for homes in Richwoods Place is still high and showing no signs of slowing down. Prices are rising monthly or with Landon every three homes sold.

The two most popular floor plans are the Chesterfield for Landon Homes and the Prestondale 2 for K Hovnanian Homes.

20130905-212532.jpg

Land Prices as well as Labor and Materials are still creeping up due to the demand of homes versus the supply especially here in Frisco.

The two newest sections of Richwoods named Richwoods Heights and Richwoods Crossing have projected to have another $20,000 price increase for the land cost and rising labor and materials. Richwoods Crossing will be the continuation of Richwoods Place. While Richwoods Heights will be the continuation of Richwoods Glen and Richwoods Meadows.

“Overall, Richwoods Place is the Number one selling section of homes and closing of homes in any community in DFW for the past 1 year and a half!”

Now that’s a big deal.

Dallas Cowboys Excitement Grows in Frisco

20130830-223342.jpg

Since the small commercial strip center called Hall Park Pavilion opened on Warren Parkway and the Dallas North Tollway in 2006, Subway, Gazebo Burger, Paul Rubin’s Childrens Dentistry and other establishments have seen the Frisco area grow.

But nothing like this!

Now, across the street from the retail center the acres of flat open space has a new blue sign that reads: “Future Home of the Cowboys World Headquarters & Training Facility.”

20130830-224623.jpg

THE DALLAS COWBOYS ARE COMING TO TOWN!

America’s Team announced its plans for a $115 million deal to develop 91 acres owned by the Frisco Community Development Corporation.

Though businesses and residents are enthusiastic, some have expressed concern about increased traffic. Plans are to open the practice facility for the 2016 season.

20130830-224933.jpg

In addition to a 12,000-seat indoor stadium and office space, 66 acres will be sold to Cowboys owner Jerry Jones’ Blue Star companies for private development. Other businesses within the private development are expected to include high-end sports retail, restaurants and a luxury hotel.

Stonebriar Centre Mall might be the only other opening that was more anticipated or possibly the Richwoods Development on the East side of Frisco.

20130830-225542.jpg

Anytime Frisco grows, it’s positive for the mall and other big residential communities like Richwoods, Lawler Park and Liberty Crossing.

When the Frisco Community Development Corp. bought the parcel in 2010, city manager George Purefoy mentioned it would be a prime spot for a children’s amusement park. It was also considered as a possible home for a movie and production studio.

The city of Frisco also tried to lure the Nebraska Furniture Mart to the open up the acreage, but the retailer decided to build in The Colony instead.

20130830-230042.jpg

But honestly, who would choose a furniture store over the Dallas Cowboys?!? Around the facility there should be close to three times the retailers of the Shops of Legacy in Plano.

20130830-230736.jpg

I have already shown one Dallas Cowboy through some Toll Brothers homes in Richwoods and I am sure he is not the last. I have also had a Cowboy inquire about Phillips Creek Ranch, so they are definitely looking.

20130830-231044.jpg

And the fact that this guy will be seen around town won’t hurt the JJ spotting a on FaceBook either.

Liberty Crossing in Frisco will have it all!

20130830-220705.jpg

The Newest addition to Frisco, Liberty Crossing, could possibly be the most sought after community if the developer does it right!

Unlike Richwoods in Frisco, Liberty Crossing has a tremendous amount of large mature trees on the property.

20130830-220936.jpg

The Entry off of Independence should be pretty spectacular. Driving in you will reach a ravine that has large trees and is a creek that runs through the property.

20130830-221304.jpg

Not only a creek, but the property opens up to a large prairie land for easy design for larger lots and a couple cul-de-sacs.

20130830-221532.jpg

The placement of the mature trees lined down the middle of the property of Liberty Crossing Frisco will give a very good amount of premium lots for the taking.

20130830-221818.jpg

When Liberty Crossing opens up for ore-sales, the first buyers will be thrilled with the lots that they have to choose from considering the current landscape of this beautiful property.

Why a Cul-de-sac Matters in Frisco!

20130830-212254.jpg

I am always getting the same questions over and over about new builds in Frisco. But one has constantly been coming up almost daily.

“Cul-de-sac or no cul-de-sac?”

A cul-de-sacs main purpose is to limit access to an existing road newly designated as a major artery by enabling traffic to move smoothly on it. It also, and most importantly, it helps to protect neighborhood residents, particularly children, from the dangers of cars.

20130830-213552.jpg

My client purchased 7552 Longmont Court at Lawler Park in Frisco in the Crossing. As you can see above, it is positioned perfectly in this cul-de-sac. It did have a hefty $15,000 premium and this is the main reason why buyers question taking the lot.

Well guess what? It’s worth every bit of it!

In a recent study buyers will pay 20 percent more for a home on a cul-de-sac! Yes, 20% MORE!!!

Not only the resell market, but as a broker, every time I list a home on a cul-de-sac, they move much quicker than not on a cul-de-sac.

Even though the cul-de-sac was created for developers to fit the most amount of homes in odd tracts of land, they are worth it for anyone wanting what every family wants!

Besides, this isn’t just an American dream anymore. I have read that countries like the Philippines and China, and in parts of the Middle East, cul-de-sacs are fast becoming all the rage.

Lawler Park adds new Community Feature to the mix

20130830-210800.jpg

The developer of Lawler Park in Frisco added two sections of greenery along Rose Garden Boulevard.

20130830-211010.jpg

After opening Phase two of the Crossing at Lawler Park, Dale Clark continues to impress me with the addition of greenery in the new phase.

20130830-211305.jpg

20130830-211324.jpg

Lawler Park is turning out to be a beautiful community and with the demand still at the highest in DFW in Frisco, the community will continue to raise prices and be one of the best selling communities for both Darling Homes and Highland Homes.

Darling Homes has started 6 specs and Highland has started 3.

For more info on Lawler Park, Darling or Highland Homes call or text Brad Holden at (469) 733-2723 today.

Will Light Farms in Celina be the next Frisco?

20130827-171650.jpg

I attended a Drees Realtor event at the Light Farms information Center today and had one of the salespeople say, “Celina is the next Frisco!”

I smiled and told her that she has to be kidding!

20130827-171904.jpg

As I left I thought about what she said. There are a couple things that are happening in Celina that mirror Frisco about 10 years ago.

All of the farmers/land owners in Frisco were up in arms about letting developers in to create commercial and office buildings, but it happened.

Today, the Celina farmers/ land owners are doing the same thing! But developers like Republic Property Group, Blur Star and Matthews Southwest have big plans for the area.

The Tollroad north of 121 was a 2 lane highway in Frisco and the plans were to build it north. Look what happened.

Celina right now is set up the same way!

And lastly, I am sure you are wondering “what about Prosper?” Well it’s simple.

The land prices in Celina are not astronomical like in Prosper. Prosper is great, but developers like RPG cannot make it work in Prosper, but they can in Celina!

Just like they couldn’t make it work in Plano, but they could in Frisco!

20130827-173155.jpg

So who knows? It might be in 10 years, but NO ONE can see that far into real estate for sure.

But what we do know is the builders like Darling, American Legend, Drees, Shaddock, Highland and Lionsgate haven’t made too many mistakes lately, and they are in Celina at Light Farms.

Richwoods Main Entry on Independence and Kelmscot will see the New Traffic light on Friday

20130822-210212.jpg

And there it is!

The new traffic signal at the main entry of Richwoods at Independence and Kelmscot will be operational this Friday the 23rd of August 2013.

Motorists are urged to use caution since it is new and Hunters Creek and Turnbridge Manor residents are very used to stop signs.

This is needed with the huge growth of families moving into Richwoods. It will also help the cross guard that is at Vandeventer starting school on Monday.
