Shaddock Development purchases 127 acres from Brinkmann Ranch in Frisco for 500 lot new home development called Shaddock Estates!

Shaddock Development closed last week on 140 acres on the North west corner of Independence Parkway and Main Street.  Current plans for The Estates at Shaddock Park in Frisco are for 455 total homes with the first phase around 120 homes.

Edgestone at Legacy in Frisco Announced by Developer Hines for 2016


  After Toll Brothers Development decided not to purchase this prime 311-acre property off of Stonebrook and Legacy to develop in Frisco about 9 months ago, I knew it was only time! 
Edgestone at Legacy in Frisco will be developed by Hines Development and Canadian partner Trez Capital L.P.

LOCATION, LOCATION, LOCATION

Real Estate is about location and The Edgestone at Legacy in Frisco will be the second best location in Frisco in my opinion. Second only to Starwood. 

There is too much commercial development being developed within a mile from this location for it to fail. And more importantly, Stonebrook Parkway plans to FINALLY be complete to the North Dallas Tollroad which will allow residents of Edgestone about a 3 minute drive to the main North/South thoroughfare in Frisco!   I have driven by this piece of land hundreds of times wondering, “What is the deal? Why is this not being developed?” After hearing that Toll Brothers placed it under contract a couple reasons were finally pointed out to me on why it took so long. 

#1 Bert Fields Jr. the Owner

  

Bert Fields was and still is a Frisco ICON! He was a very savvy Texas oilman, banker and rancher. Bert knew business! 

At only 23, he took over the family business of Oil and Banking and basically built it into an empire! In 2011, his North Dallas Bank & Trust celebrated its 50th anniversary with assets over 1 Billion Dollars! Not to mention the other thousand acres he also owns in Frisco. 

So clearly, there was NO REASON to sell the property off for development. 

Bert unfortunately passed away in January of 2015 but already had plans to sell the property to Toll Brothers prior. 

So Bert was just being Bert by holding the property for the absolute best time to sell, and it’s unfortunate he will not get to know how incredible his decision was! 

#2. Massive Flood Plain

 
Developers try their best to make communities beautiful, but more importantly they try to make money. That caused a very big concern for Edgestone at Legacy with the acerage of the natural 100 year floodplain. 

My best guess is 30 to 40% of this piece of land is in the floodplain. For the developer to make this site work they will have to either chop the lots up into very small lots or way over charge the builders on their lot cost. Which obviously means the prices of homes here will not be cheap! 

From the plat map, the current lot sizes look to me as 50 foot wide patio homes and 65 foot single families on the North side of Stonebrook. And 65,75,85+ foot wide lots on the Southern side of the property. 

Hines is very early in this but from my experience with developers and what is currently taking place in Frisco with the high lot costs, my best guess for the the smaller 65 foot wide lots would be around $140,000 and maybe $150,000! 

And that is EXPENSIVE! 

If that is the case when they most likely open towards the end 2016, my best guess that prices would start in the $600’s up to the Millions. So to be in this incredible new community it is going to cost you. 

They do have around 10-15% of the land highlighted senior housing and office to help offset the floodplain location.  

 
Current plans show a beautiful entry, large amenity center, a proposed city park in the floodplain, a long hike and bike trail by the mature trees and a man made pond. 

Builders 

  

Current plans are for Coventry Homes, Darling Homes, Highland Homes, Huntington Homes, Key Life Homes, Shaddock Homes and Village Builders to start initially in the new Edgestone at Legacy project in Frisco. 

  
These builders better bring their A-Game to be successful, and I know most of them for sure will! It’s a great mix of builders announced and with the Dallas Cowboys coming and Grand Park, I don’t see why it won’t be an absolutely amazing community in the future!

The Canals at Grand Park in Frisco will primarily be a residential development. It will incorporate a multigenerational community concept with single family houses, a “Cadillac” senior-living facility, flats and townhomes. 

The more than $300 million dollar project is a master-planned community developed by Arcadia Realty Corp. and Charter Properties. 

  
Here are 5 Reasons why The Canals at Grand Park in Frisco matters. 

#1 Location

In real estate, location is number 1! With Grand Park finally starting to come together with its super close access to the Tollroad and all the conveniences you could imagine at Main and the Tollroad, there might not be a better location in Frisco! 

  
Arcadia originally bought 62 of the 152 acres of the property on Legacy in 2010, before development as a whole picked back up after the economic downturn of 2008. 

They realized they needed more property to make it happen and subsequently partnered with Charter Properties to form a larger community and make their vision ultimately come to fruition. 

The Canals at Grand Park, a multiple generation community, will be a first for Frisco and possibly all of North Texas! 

  
#2 Watermere – The “Cadillac” of Senior Living

For a long time Frisco has talked about the need for additional senior assisted living centers, and now the top of the line Watermere is underway.

I personally think that residents will enjoy their independence with dignity, and allow them to “age in place” with different levels of services that they offer to assist with health progression. And having family members practically as a neighbor should make everything much easier! 

#3. Luxury Frisco Builders

Here is where I come into play! The builders that the developer has selected are ALL who I would recommend to friends and family. 

  
There are 5 different levels/areas and I will briefly explain the layout here, but will dive into detail when sales start. 

  The Northern Portion of the community is made up of 40 foot ,45 foot, and 55 foot wide lots.  This area will feature Villas and Townhomes

The Villas 

  Cambridge Homes

Cambridge Homes model is underway and is already showing the unique exterior and very well laid out floor plan than Cambridge Homes has proven for many years. I have always thought Cambridge Homes is one of the closest builders to a true custom home that you could choose. 

   
     Cambridge Homes offers open plans with unique structural options as you can see above. Currently Cambridge floorplans will be from 2,300 to 3,800 square feet and start pricing around the $400’s.

Darling Homes is another name very well known here in Frisco and also well respected. They plan to use the same product that they have built at Austin Waters in Carrollton which they called “New Urbanism” and the community looks great!

CB JENI Homes is a strange name for a builder, but for the owner Bruno, it means everything! Each letter is for him, his wife, and his kids! Very cool! And they definitely know how to build townhomes with their many developments and beautiful use of space in the units.  

 

CB Jeni in The Canals at Grand Park plan to start at 1,700 square feet and go up to 2,500 square feet and open sales in the high $200’s!

  The Southern Portion of The Canals at Grand Park will be the Manors and the Estate Homes.

  Drees Homes

Drees Homes plan to build in the Manors and start at 2,500 square feet and go up to 4,800 square feet. Prices will be around the $550’s at the pre grand opening prices.

Southgate Homes is another builder I am a huge fan of. The owner Jay is super smart and has years of experience of delivering an amazing home. Mostly his homes are custom and the exteriors are unbelievable.

Southgate is a builder that will meet all your expectations exactly how you like them.

The Reserve at Lawler Park in Frisco shows Strong sales by both Darling and Highland Homes in their Final Phase

Since September of 2014, Darling Homes and Highland Homes have SOLD 46 homes in the Final Phase of the Preserve at Lawler Park in Frisco!

Not shockingly though. This is 2015 in Frisco, Texas.

Lawler Park, Richwoods, Phillips Creek Ranch and a couple other new developments in Frisco have been out of control with both sales on new builds and spec homes.

It’s not every day in Frisco you can find Cul De Sac oversized lots by large mature trees and a creek, but today in Lawler Park you can!

Darling Homes is the first to Pre-Sell Windsong Ranch in Prosper who Opened Sales TODAY!

The number one most important decision to make when buying a new home is to buy in the beginning. And now since Darling Homes opened sales today at Windsong Ranch in Prosper, now is the time!

Darling Homes opens pre-sales TODAY FOR Windsong Ranch in Prosper.

Here is a summary of the plans for Windsong Ranch in Prosper:

Windsong Ranch plans to be a $1.2 billion dollar 4,100-home project.
The Windsong Ranch community will be located on U.S. Highway 380 west of the Dallas North Tollway will be one of the biggest new residential developments in the works in North Dallas. And the biggest in Prosper!

The 2,030-acre project is on the north side of U.S. 380 between Teel and Gee roads.

In addition to hundreds of single-family homes, the development will also include sites for townhouses, apartments, retail and commercial space.

Rather than building a centerpiece golf course, Terra Verde has planned the neighborhoods around a series of green spaces, small lakes and public spaces.

The first phase of the development, which has a total of 275 homes, also plans to include a large commons building that has a coffee shop, marketing center, outdoor gathering spaces, swimming pools and a fitness center.

Terra Verde has been working to kick off the huge development since it bought the land for almost $30 million in 2012.

The land had previously been planned for a mixed-use project by the developer Forest City Enterprises. Forest City in 2012, decided to sell off much of its land development operations.

Forest City spent years working on the development with Prosper which really helped Terra Verde kick the development off much sooner than expected.

Highland Homes, Darling Homes, Drees Homes, Chesmar Homes, David Weekley Homes and Huntington Homes will construct houses in the first phase of the Windsong Ranch project.

Darlings single-family homes will start in the mid $300,000’s.

Terra Verde is the developer and they are projecting the overall development should take about 10 years to complete.

Light Farms in Celina Spring Home Tour for Realtors and Update on the Community

Light Farms in Celina is Rockin’ and Rollin!

The community opened with a total of 6 builders including Shaddock Homes, American Legend, Darling Homes, Drees Homes, Lionsgate Homes and the most recently announced Highland Homes.

Sales started last year around July of 2013 and to my amazement, there are a total of about 121 contracts! That is much higher than I anticipated with the location and how long it takes for a community to get up and running.

They also have a total of 19 available homes that are available from now through the month of October!

All Realtors were invited out today for a model home tour that was ultimately a progressive lunch through each model. It started out at the information center above where they gave us a packet to get stamped through our journey.

The appetizers started at Bluestem at the American Legend model and the Lions Gate model. American Legend is dominating on the 50 by 115 lots! They are almost sold out of the first phase and will have to wait for the next phase of lots.

Next we ventured to Drees and Darling Homes. They also were selling very well. Darling told me that they have 4 contracts to write this week alone!

You can see the location in Red. If you follow the Tollroad directly South to the intersection of Highway 380 and North Dallas Tollroad, you will see three developments that are approved and well underway! This alone will start a tremendous amount of growth in the North sector and will ultimately create a new destination for buyers to choose from with Windsong Ranch also a mile away from the development.
