FIRE today at Siena at Stone Hollow – A Standard Pacific Home

20130819-201838.jpg

As I was pulling into my home in Richwoods in Frisco, I noticed a large trail of black smoke located North East of my home.

20130819-202101.jpg

I ran into my house and grabbed my son to go see what the smoke was coming from.

20130819-202148.jpg

As we got closer we noticed that it was on the McKinney/Frisco border. And as we came up on it, it was a Standard Pacific Home in the new community called Sienna at Stone Hollow.

20130819-202317.jpg

There were about 40 onlookers and approximately 4 fire trucks and 6 police cars. The home faced West and looking at the damage it was probably in the frame stage. Completely burned down.

20130819-202458.jpg

The ironic thing is the fire station is located directly beside the community separated by a brick wall.

Fires spread quick!

Brinkmann Ranch in Frisco Coming Soon!

20130818-025511.jpg

The widening of Main is moving along quickly between Preston and Independence in Frisco.

This former 2 lane country road will be a 6 lane thoroughfare when construction is done. And that is great news for Frisco home buyers.

Why? Here’s why.

Brinkmann Ranch is a very important part of Frisco and the owner has held on to the land (approximately 3,500 acres). His plan is to start selling off his land when the road is completed.

We will see if that happens.

INTRODUCING the New Dallas Cowboys Training Facility Concept in Frisco, Texas

Dallas Cowboys Training Facility in Frisco

The Dallas Cowboys are moving to Frisco, Texas in the Fall of 2016 and plan to build a Domed Training Facility like the Concept above.

The Dallas Cowboys new Indoor Training Facility in Frisco, Texas plans to seat a minimum of 12,000 fans for games. The practice facility will also be a multi-use facility that can be refigured to accommodate 22,000 seats for other events like concerts.

Current plans are that the Frisco ISD will have use of the facility on Thursday and Friday evenings for football games. As the first school district in the state with an indoor stadium, it will also be an attractive destination for “Blue Star Stadium” to host potential Texas playoff games as well.

The Dallas Cowboys, meanwhile, will once again have an indoor facility for practice in inclement or freezing weather. Surprisingly, the Dallas Cowboys mentioned that the Frisco Independent School District will have first use of the facility when there is a need.

There are currently six schools in the Frisco ISD as of today. A seventh will be added in 2014 called Independence High School and an eight in 2015 in West Frisco called Reddy High School. The district uses two stadiums currently for the Frisco high school games at the moment which are Frisco ISD Memorial Stadium and the FC Dallas Stadium.

But this actually makes sense.

Instead of the school district building a new stadium to accommodate the addition of Independence and Reddy high School, Frisco ISD officials decided it was best to enter a joint venture with the Dallas Cowboys. (Duh!) It will be similar to the district’s arrangement with FC Dallas. The new Dallas Cowboys Training facility will include all the bells and whistles that come with a Texas high school football stadium, including locker rooms and a scoreboard.

20130814-234234.jpg

Above is another concept plan that was included in the economic impact report done for the Frisco Economic Development Corporation on the Cowboys project. The plans are not set in stone.

As shown on the plan, the sports complex is parcels 1 & 2, the corporate headquarters will be parcel 6, and the mixed use development is parcels 3-5 and 7-9.

Sorry Allen High School, Frisco has the Dallas Cowboys!

Review of the Press Conference for Frisco and Dallas Cowboys Today with Jerry Jones

20130813-201935.jpg

There it is! One beautiful sight in Frisco, Texas!

The Press Conference with Frisco, FISD and the Dallas Cowboys today at 11:00am was an event with nothing but positive vibes!

20130813-202201.jpg

Around 10:40am the Dallas Cowboys bus rolled in with the beautiful 5 foot blue star on the side. And probably 2 minutes later both Stephen Jones and Jerry snuck around the front and climbed on board.

At 10:45am a line of Dallas Cowboy Cheerleaders then followed and lined up on both sides of the door of the bus.

20130813-202700.jpg

The crowd then waited until the Cowboy Royalty wanted to show their faces. In that time I spoke with many big wigs that were also there. Bill Darling of Darling Homes, Del Harris former Maverick Coach, Former Mayor of Frisco Mike Simpson, State Representatives, Former NFL Players and Rex Glendenning the broker that brokered the deal between the city and the Cowboys.

20130813-204646.jpg

And at 11:04am they made there way out of the bus and to the podium under the tent in front of around 25 video cameras and 10 flashing picture cameras. And a loud cheer of excitement from the crowd.

Pics below of the Dallas Cowboys Press Conference in Frisco:

20130813-205728.jpg

20130813-205748.jpg

Main Points of the Deal:

• Projected completion with “footballs in the air” per Stephen Jones – Fall 2016

• FISD to pay 30 million for the Cowboys Stadium then the Cowboys will pay the rest

• FISD uses indoor facility and two outdoor fields Thursday and Friday evenings AND has priority over the Dallas Cowboys

• Dallas Cowboys Headquarters and Apparel Company to move to site – Around 200 jobs

• 25 year contract guaranteed and 1 week of Pre-Season every year in Frisco

Then I had to get pictures with both Joneses and Welcome them to Frisco!

20130813-211358.jpg

20130813-211410.jpg

And I told Jerry he would not be let down with the quality of all of the new developments for his players to buy homes in Richwoods, Lawler Park, Phillips Creek Ranch and Liberty Crossing in the near Future. He smiled and nodded.

20130813-211853.jpg

“And I personally want to welcome the Dallas Cowboys to Frisco! Can’t wait to help you out with your luxury real estate needs!”

Dallas Cowboys sign markers are up at Frisco Station

20130812-133707.jpg

It’s exciting!

Two sign markers go up the same day that the City of Frisco is meeting to approve a Dallas Cowboys Headquarters and a practice facility.

Hmmmmmm?!?

20130812-133937.jpg

My guess is “Frisco Station – New home of the World Champion Dallas Cowboys – Coming 2016”.
But I could be wrong. (Highly Unlikely!)

Considering there is a party tent 50 yards away!!!!

20130812-134227.jpg

More to come. Stay Tuned!

The Party Tent is being erected right now for the Dallas Cowboys and City of Frisco Press Conference on Tuesday

20130812-103147.jpg

If this isn’t more proof, I don’t know what else is! Workers are feverishly constructing a party tent for the Dallas Cowboys Press Conference tomorrow announcing the Dallas Cowboy move to Frisco.

20130812-103333.jpg

This will take place at the intersection of Warren and Gaylord at where the Frisco Station development will be.

Here is the full story on the Dallas Cowboys move to Frisco.

Dallas Cowboys move to Frisco to be ANNOUNCED tomorrow at Frisco City Hall

The Dallas Cowboys new Headquarters and Practice Facility will be announced tomorrow at Frisco City Hall.

20130811-235800.jpg

I was made aware that 3 consecutive City of Frisco meetings are scheduled for Monday at Frisco City Hall, outlined as follows:

20130812-000049.jpg

At 4:30pm, first is with the Frisco Community Development Corp. Here the agenda that is set behind closed doors for the FCDC to meet with legal counsel to first discuss the lease, sell or exchange of land at Warren and the North Dallas Tollroad.

The City of Frisco owns 90 acres of the 317 projected Frisco Station project and they have to decide what makes the most sense for the city.

The agenda then plans to discuss the terms of the deal publicly between the City of Frisco, Blue Star Stadium, Inc., Blue Star HQ, Inc., Blue Star Frisco, LP.

“HMMMMMM, that Blue Star name sure does ring a bell doesn’t it?!?”

20130812-000807.jpg

At 5:00pm the Frisco City Council will hold a meeting to “consider and act upon” a “Master Planned Development” at Warren and the Tollroad. “Hmmmm?!?”

Then the agenda states that they will also “consider and act upon” an approval of the Frisco Economic Development Corporation and the Frisco Community Development Corporation to execute and deliver agreement regarding the development.

And lastly, they plan to “consider and act upon” the expenditure of funds necessary for the FEDC and FCDC to fulfill obligations for the Master Planned Development.

20130812-001517.jpg

And finally at 5:30pm, the Frisco Economic Development Corporation will meet to “consider and act upon” Master Planned Development for the facilities.

Then hopefully “consider and act upon” a performance agreement between Blue Star HQ and FEDC.

Even the Frisco Independent School District has released that they plan to have a special meeting on Monday at 6:45pm to discuss the “master planned development”.

“Which we all know is Frisco Station!”

But wait, there’s more.

The initial plan is for the Cowboys to share a domed stadium (like the one below, just a domed stadium!) with FISD that will serve as the Cowboys indoor practice facility and host Frisco high school football games!

20130812-012250.jpg

Now I will believe NFL players sharing with High Schoolers when I see it.

After the Monday meetings, i’m sure that The City of Frisco and Jerry Jones will hold a big press conference on Tuesday at the Frisco Station site to discuss specifics. It just sounds like Jerry right?

The Cowboys and FISD will split the cost for a domed stadium that will seat around 12,000 fans for games and can hold up to 22,000 for concerts and other events.

The Frisco ISD high school football games will be played on Thursday and Friday nights. I don’t know any school district with an indoor stadium!?

There are currently six schools in the Frisco ISD. Independence High School will be added in 2014 and an eighth called Reddy High School in 2015. Currently Frisco ISD only uses Memorial Stadium and FC Dallas Stadium.

I’m guessing this decision is based on the addition of the two new high schools. I’m sure, they would have to build another stadium for all of the High School games so why not get the big boys out here and share it like they do with FC Dallas? Makes sense to me.

20130812-002759.jpg

If you didn’t believe me the first time, believe me now!

My contacts were right!

Lets all welcome the Dallas Cowboys Headquarters and new Practice Facility to Frisco tomorrow in 2016!

Build a California Home in Texas?

20130808-222206.jpg

Do you love the look of California neighborhoods and streets but you would prefer to live in Texas? Well look no further because I have a community that WILL make this happen in Frisco, Texas.

Enter Latera.

20130808-222508.jpg

Latera is located on Preston and Eldorado in Frisco. The 6 lanes on Preston have been completed all the way to Prosper. This is not country anymore.

Toll Brothers in Latera has just released Phase 2 lots for sale, but the streets are not even done. The developer for Latera has a difficult job ahead of him because these lots are all on the side of a hill.

20130808-222818.jpg

20130808-222844.jpg

It is very hard to tell by the pics above, but all three streets in phase two slope downward identical to the California neighborhoods that are build in a valley or a mountain.

20130808-223011.jpg

Latera is already filled with some magnificent homes that give the community character and luxury.

20130808-223113.jpg

Many are former model homes from custom builders that entered Latera way before its time.

The one thing I do know is this phase in Latera will be the most prestigious section of Latera and considering the landscape will most likely be the most unique in DFW.

20130808-223321.jpg

Everything about Latera including the grand entrance with the guard gate, the mature trees that the developer was able to save and adding Toll Brothers to the mix, will make it one of the most sought after communities in Frisco.

20130808-223500.jpg

If you want to be a part of Latera you need to act fast. The phase is already 1/3 sold out since last Friday. And don’t miss out on my 4% Total Rebate for my clients that use me as their realtor when they contract on a new Toll Brothers home.
