Kids R Kids of Frisco Learning Academy to be built at Independence and Rolater

Kids R Kids Learning Academy is the latest addition to the growing East Frisco landscape.

On the corner of Independence and Rolater in Frisco, the new day care is being built towards the South End of the land.

This will be the 4th Kids R Kids in Frisco but the first in the East side of town.

Latera by Toll Brothers in Frisco releases Phase 2 Lots

Latera by Toll Brothers in Frisco has released lots in the second phase!

Today my clients contracted on a Vallagio Manor in the new phase on a oversized lot. Toll Brothers has taken 12 deposits on this phase already out of the 36 lots.

The City of Frisco has plans for Fire Department number 8 at the corner of Independence and Rolater.

All three communities (Hunters Creek, Richwoods and Lawler Park) all will benefit more ways than one with the new Frisco Fire Station coming up next door. The 12.2 acre tract of land was acquired by the city in 2002 and originally had plans for a city park.

This is by far the biggest news in Frisco Real Estate since Richwoods, Lawler Park and Phillips Creek Ranch!

Richwoods Amenity Center in Frisco to add Retractable Glass Doors

The Richwoods Amenity Center originally had normal doors that led to the patio and pool. After installing, the developer had a brilliant idea on installing glass doors that are retractable!

Preston Trail at West Rowlett Creek Church in Frisco will significantly help values of Lawler Park


Preston Trails at West Rowlett Creek Church in Frisco is underway off of Independence between Rolater and Main Street in Frisco. The church will be 33.5 acres and directly over the treeline of Lawler Park and across from Liberty Crossing.

Preston Trails will help Lawler Park residents in a couple of ways.

The church fills a gap of land that was originally zoned single family homes and changed to allow for the church. The reason why this matters is the Taychas Trail.

Taychas Trail is a city hike and bike trail that has already been approved through the city of Frisco that will connect Bacchus Community Park to Independence Parkway. A portion of the trail will be on the church property due to it being in the flood plain.

If homes were built there, it might not have been approved depending on what the developer/builders planned for that section of the acreage.

The Church also takes away the chance of a low end builder come in and connect to the upper end quality builders Darling Homes and Highland Homes.

I spoke to Kim Stewart at K Hovnanian (KHOV) today and she let me know of a home that has come back on the market in Richwoods Place.

The plan is a Oakview at 3,611 square feet, 4 bedrooms, 3.5 baths, game room, media and a 2.5 car garage. The home faces East and is in a fantastic location in the neighborhood with easy access in and out.

The KHOV home is loaded with upgrades and is listed at $492,900. Kim has told me that there is also a $20,000 incentive for upgrades on that home.

It is not normal to be able to pick up a home in Richwoods at this stage and to be able to close and move in by the end of October.

Another big plus is the home is still at a stage where some of the design features can be changed to the buyers liking.

While I was in the KHOV office today, Kim was writing a contract on the Prestondale so there is only 4 homes left for KHOV in Richwoods.

Drees Homes plans to build in The Villages of Stonelake Estates with Lennar Homes in Frisco.

They currently build in the first phases, but they will join Lennar for quite possibly the best location of Stonelake Estates off of Independence.

I did find out one very important aspect of this new section that will be very appealing to buyers.

The standard size lot will be 64 foot wide by 133 FOOT DEEP! That is an incredible size of lot for a new home in Frisco.

At Richwoods, Lawler Park and The Arbors of Willow Bay across the street, a standard 65 foot wide lot is only 115 feet deep. So just think that if you have an additional 65 feet wide by 18 feet deep rectangle, that will increase your backyard space significantly!

I spoke to the salesperson at Lennar yesterday and he is very excited to start Pre-selling this neighborhood and sees it as one of the best values per square foot on a couple of his bigger plans that Lennar will be offering.

I think this would be a good thing on multiple fronts, but lets talk real estate.

1) Players may move and establish homes in Frisco. I have seen many professional athletes move to Frisco to raise a family like former heisman trophy winner Tony Dorsett, Jason “Jet” Terry and Marcus Spears. This is good for bringing the “celebrity factor” to the community for re-sale.

2) Frisco will get press (continually) with the Cowboys headquarters here. Whenever Dallas Cowboys news is on, Valley Ranch is normally mentioned. So substitute “Frisco” for some incredible branding exposure. Frisco will be associated with Dallas for new business relocations to consider to raise their family.

3) This will further solidify Frisco as a “sports” city. Currently having the Dallas Stars, FC Dallas, Frisco Roughriders and the Texas Tornadoes has brought a great amount of attention to Frisco as a sports mecca for professional and children as well. Every client that had a family that I have ever sold a home to has asked about the “sports” in Frisco. Huge factor for many when considering to buy!

4) Frisco location and highways are very well positioned for players to get to/from practice and home/nightlife/airports, etc. with the Dallas North Tollway and 121. The players will put Frisco on the top of their list since the majority of the time they will be at the practice facility. More players, more excitement and more money for the city.

BREAKING NEWS: Dallas Cowboys to move Practice Facility to Frisco Texas!


If you don’t think Frisco is the place to buy a new home, think again.

The Dallas Cowboys Football Team will be moving from Valley Ranch in Irving to Frisco Station off the Dallas North Tollroad and Warren Parkway in Frisco, Texas.

You heard it here first!

As a Frisco resident and a huge Dallas Cowboy Fan, I am ecstatic. But not only me, every resident should be thrilled at this announcement.

The Dallas Cowboys plan to build a 10,000 to 12,000 seat practice facility that will allow the team to have fans watch some practices during Pre-season. Noting like Valley Ranch, aka “Fort Knox”, no ins or outs!

This will not only bring in hundreds of millions of dollars to Frisco, but it will jump start the appeal and attraction for businesses and families to want to call Frisco home!

The Cowboys have called Valley Ranch their home for their practice facility since I was 6 years old (for a total of 28 years), but things are changing.

Frisco will be their new home.

Not only did their bubble facility collapse a while back and they have not had an indoor facility since, but the location just will not work with the outdated facility at Valley Ranch and the long drive to and from the nearby highways.

Additionally, there is no dining area for the players that has been a must for some of the newest facilities around the league.

Enter Frisco.

Frisco Station plans to be on the Northwest corner of the Dallas North Tollroad and Warren Parkway on a 317 acre site. Houston-based Hines Development recently unveiled plans 4.5 million square feet of office, 40 acres of retail space, 2 hotels (1 full service and 1 limited service) and single family homes with apartments and town homes added to the mix.

Hines has developed Petco Park in San Diego, California and Toyota Center in Houston, Texas. They are one of the worlds largest private developers and are very experienced in all types of development such as sports complexes. Also Univest, Rudman Partnership and the Frisco Econimic Development Corp. will partner with Hines on the project.

What’s even better than having the Cowboys indoor facility down the street where you live? See below:

When the indoor facility is built they will SHARE the complex with the Frisco Independent School District! And this will only bring large tournaments, playoff games, possibly bowl games to Frisco, Texas.

Not to mention, residents with students in FISD athletics will most likely have the chance to play their playoff and championship games in the facility like they do currently at the FC Dallas Stadium.

“For kids to play on the same field as Tony Romo is a big deal!”, exclaims Josh Patton a Frisco resident.

And yes it will be. If construction on Frisco Station get going sooner than later, the Cowboys will make the move by 2016. (By this time the Dallas Cowboys will have another 2 Super Bowl trophies though.)
