“I know that I highlight many different communities but I will tell you that if my family wasn’t settled, we would 100% make the move to Toll Brothers in the Windrose section for sure!

The location, design, lot size, amenities, schools and overall appeal of this section pretty much trumps anywhere in Frisco! I promise!”

It is higher in price, but well worth it!

K Hovnanain Spec home at Phillips Creek Ranch in Frisco slashes it’s Price and is ready for move in at the end of September!

This should be titled “Frisco’s Deal of the Month,” because it is!

20130926-132321.jpg

K Hovnanaian Homes at Phillips Creek Ranch has this 1 story home available to move in this September. But that’s not all.

20130926-132505.jpg

I have had a couple other clients that contracted on KHOVs in other communities in the last couple days and they are getting smoking deals! Why? Simple, stockholders.

20130926-132640.jpg

K Hovnanian is a National Company and traded on the stock exchange. That being the case, they want higher numbers at the end of the fiscal year ending in October.

And considering this Southport model plan with it base price, elevation, lot premium and location in the community etc. totaled $488,900, there I a deal to be made.

20130926-132939.jpg

My best guess is that you could contract today at $465,000 taking into consideration what other neighborhoods that KHOV builds in have been doing on their specs, but I am not sure.

20130926-133138.jpg

The reason this home matters is for a couple of reasons. First it is located perfectly within Phillps Creek Ranch. Secondly, it’s a one story with a perfect layout. It has 4 bedrooms and 3 baths with a study. Family room is beautiful and high connected to the kitchen. And lastly, it had a 3 car garage.

20130926-133438.jpg

For more info on this k Hovnanian deal in Phillips Creek Ranch in Frisco, text or call Brad Holden today at (469) 733-2723.

And add my Rebate for my clients and this might be the deal of the year!

Frisco, Texas is the Place to Live in 2013!

20130911-225927.jpg

After the Dallas Cowboys deal came out, a lot of other figures and stats prove why Frisco is the place to live right now.

Back in mid-August, Frisco seemed to overpay for the Dallas Cowboys’ next-generation training facility by agreeing to $115 million-plus from Frisco taxpayers. That’s a lot of money for a city only a tenth of the size of Dallas right? Wrong.

I have recently uncovered that the City of Frisco has been blessed with money for new projects and incentives, thanks to good fortune, aggressive city planning and phenomenal growth.

Since the 1990s, Frisco has been collecting a 1 cent sales tax for economic and community development. (That was so smart!) And because of that, Frisco now has the largest amount of money for economic and community development of any city in the state of Texas!

According to the Texas comptroller records, Frisco collected $24.5 million for those purposes in 2012 alone. The closest city to Frisco was Corpus Christi which brought in $5 million LESS and has 2½ times the population of Frisco.

20130911-230338.jpg

The total that the city of Frisco will be contributing to the Dallas Cowboys deal is around $150 million. Well, if you look at the Frisco economic and development 1 cent tax for 2012, that $150 would most likely only take 7 or 8 or 9 years! Already paid for is my guess!

But more interesting to me is the growth. This only helps Frisco Real Estates and new developments. Just look at these numbers from Frisco ISD through the years.

17 years ago in 1996, Frisco had five schools total and around 3,000 students. Today it has 56 schools and almost 46,000 students.

Sales tax in 1996 was $749,000 for schools. In 2012, it was more than $12 million!

The Frisco Independent School District has agreed to $30 million for the Dallas Cowboys practice stadium that also will be used for high school football and other events.

Other Frisco stats that make it the place to live are as follows:

•Frisco was the nation’s fastest-growing city from 2000 to 2009.

•Frisco is double the state median household income at $105,697

•Frisco home values average $248,000

• Frisco residents are smart too with 58 percent have at least a bachelor’s degree

And many have no idea about this one. Frisco has a special tax district that generates about $20 million in annual property tax. Known as TIRZ No. 1 (Tax Increment Reinvestment Zone), it was created initially for the the Stonebriar area when the vacant land was initially appraised at $16 million.

Land and improvements in Frisco are worth about $1 billion today, and the incremental tax will pay the debt for new schools, stadiums and the future Dallas Cowboys development.

The TIRZ 1 will continue in Frisco through 2038. TIRZ 1 paid $16 million for debt service last year alone.

If you are looking for a new home in Frisco or have questions about communities, schools, locations, builders, etc., text or call Brad Holden today at (469) 733-2723 for more information.

And check out some of the newest developments that have recently opened their lots like Lawler Park, Richwoods and Phillips Creek Ranch. Liberty Crossing is another that is planning to open end of 2013 as well.

INTRODUCING the New Dallas Cowboys Training Facility Concept in Frisco, Texas

Dallas Cowboys Training Facility in Frisco

The Dallas Cowboys are moving to Frisco, Texas in the Fall of 2016 and plan to build a Domed Training Facility like the Concept above.

The Dallas Cowboys new Indoor Training Facility in Frisco, Texas plans to seat a minimum of 12,000 fans for games. The practice facility will also be a multi-use facility that can be refigured to accommodate 22,000 seats for other events like concerts.

Current plans are that the Frisco ISD will have use of the facility on Thursday and Friday evenings for football games. As the first school district in the state with an indoor stadium, it will also be an attractive destination for “Blue Star Stadium” to host potential Texas playoff games as well.

The Dallas Cowboys, meanwhile, will once again have an indoor facility for practice in inclement or freezing weather. Surprisingly, the Dallas Cowboys mentioned that the Frisco Independent School District will have first use of the facility when there is a need.

There are currently six schools in the Frisco ISD as of today. A seventh will be added in 2014 called Independence High School and an eight in 2015 in West Frisco called Reddy High School. The district uses two stadiums currently for the Frisco high school games at the moment which are Frisco ISD Memorial Stadium and the FC Dallas Stadium.

But this actually makes sense.

Instead of the school district building a new stadium to accommodate the addition of Independence and Reddy high School, Frisco ISD officials decided it was best to enter a joint venture with the Dallas Cowboys. (Duh!) It will be similar to the district’s arrangement with FC Dallas. The new Dallas Cowboys Training facility will include all the bells and whistles that come with a Texas high school football stadium, including locker rooms and a scoreboard.

20130814-234234.jpg

Above is another concept plan that was included in the economic impact report done for the Frisco Economic Development Corporation on the Cowboys project. The plans are not set in stone.

As shown on the plan, the sports complex is parcels 1 & 2, the corporate headquarters will be parcel 6, and the mixed use development is parcels 3-5 and 7-9.

Sorry Allen High School, Frisco has the Dallas Cowboys!

ANNOUNCING Liberty Crossing in Frisco by K Hovnanian (KHOV) Homes

20130730-211324.jpg

This is by far the biggest news in Frisco Real Estate since Richwoods, Lawler Park and Phillips Creek Ranch!

“Located in the hottest market in America, I would like to be the first to announce Liberty Crossing by K Hovnanian (KHOV) Homes in Frisco.”

Just north of the two hottest neighborhoods in Frisco (Richwoods and Lawler Park) Liberty Crossing is currently situated on very prime Frisco real estate consisting of 38 acres.

20130730-213108.jpg

Background.

The main portion of Liberty Crossing was owned by Diane and James Petty. The beautiful long entry off of Independence that led to a small bridge then to their estate and barn was the Petty Residence. James Petty was a successful businessman after selling a wire and cable company. He not only used to raise the Frisco Roughriders horses, but he was the Mascot of the Roughriders! Now he is one of the owners in the Mesquite Championship Rodeo.

20130730-213305.jpg

Petty along with the other owners held out for a long time, but after the market came back and they were approached by KHOV needing lots in Frisco to satisfy their stockholders, the money was just too much to pass up.

So on April 29th, 2012, K Hovnanian purchased the property from all of the land owners in one big swoop.

20130730-213608.jpg

What’s so special about this 38 Acres in Frisco, you might ask?!?

In new home developments, you can rarely find a very unique lot in any of the latest North Texas communities. That will now change.

Enter Liberty Crossing Frisco.

Here’s why. The acreage off of Independence already has water features with arteries from Rowlett Creek, but mainly it’s the beautiful huge trees that I am hoping will all remain with the rolling terrain near the middle of the acreage.

“Instead of waiting 20 years or more for a lush landscape set-up like Liberty Crossing in Frisco, why not make the move in the beginning?”

20130730-213756.jpg

In addition, directly across the street Preston Trail at Rowlett Creek in Frisco Church is currently underway and will help get some good vibes going for the area.

I will be in close communication with the builder and will be providing updates at Update Frisco when they come. There is a possibility for another builder to enter Liberty Crossing as well.

When the plans, pricing and the plat map comes out I will have a quick 30 minute informational meeting/seminar to discuss the community, pricing and amenities. If you would like to be included in the Liberty Crossing Informational Event call or text Brad Holden at (469) 733-2723.

Or if you would like to be on Brad Holden’s waiting list for the plans, pricing and available lots when they are released also call or text Brad Holden at (469) 733-2723. Or e-mail at b@holdennewhomes.com (Subject Line “Liberty Crossing Info”

Frisco is yet again adding another unique development to the mix with Liberty Crossing in Frisco. And with the news of the Dallas Cowboys moving to Frisco this past week, I don’t know if I can handle any more fantastic news about Frisco!

10 MODEL HOMES by Standard Pacific Homes in Phillips Creek Ranch in Frisco

20130625-074338.jpg

The number one problem for new home buyers is to actually “see” the home or floor plan that they are considering. And now at Phillips Creek Ranch this can most likely be done.

Standard Pacific Homes has 10 models you can walk through today!

20130625-074855.jpg

Standard Pacific is building in three sections of Phillips Creek Ranch; Waterton, Weston and Riverton. They have 5 models in the 55 foot wide and 65 foot wide lots in Waterton. And another 5 models in the 75 foot wide up to 90 foot wide lots in Weston and Riverton.

20130625-075424.jpg

Development on Frisco’s largest master-planned community, Phillips Creek Ranch, has progressed relatively slowly over the past couple of years, but that is quickly changing.

No other Texas builder has 10 model homes in a single community that I know of!

This is a home shopper’s heaven with 10 great models. Each model has different designs, different space, and that’s what matters.

Add in the 71 spec homes they have ordered for the community at different stages and buyers will really have a good chance of walking different floorplans before they contract.

20130625-075959.jpg

Standard Pacific plans to build a total of 900 homes in the community, representing about a third of the planned build-out for the development.

They offer homes ranging in size from about 2,000 to 5,500 square feet; prices will range from about $320,000 to $600,000.

Standard Pacifics style is different from other builders. Each kitchen is designed to feature open space where a large group of people can gather, and island countertops integrate the kitchen with a place to congregate. Some houses connect the backyard with the kitchen area as well — one of the models features accordion-style doors that open to an outdoor area connected to the house, complete with closable shading on the patio as well as an outdoor fireplace.

Standard Pacific created 45 new floor plans for the community!

20130625-080552.jpg

The water feature above is unique and plans to have tables for gatherings and picnics.

Additionally, the company plans to build a $2 million amenities center for community residents (see below).

20130625-080806.jpg

Other unique features include small parks throughout Phillips Creek, landscaping that will make use of water features and roundabouts that were created with the city’s input to benefit traffic flow.

Standard Pacific corporate believe that this is one of the best areas for homeowners not just in the Dallas area, but in the entire nation! I agree.

Considering the great access to the Dallas North Tollway, and there are great local sports options with the ballpark and soccer stadium. Phillips Creek is a great family environment with great schools — it’s where families want to be. When you look at all those intangibles, Frisco’s the place to be.

The development took longer than originally anticipated, but it was almost a blessing. Phillips Creek Ranch’s original developer, Crosswinds Communities, abandoned the property and the current developer Republic Property Group purchased it out of foreclosure in 2008.

No one wanted to make a mistake. The development plan is very unique, and that was their intent. They didn’t want any cookie-cutter plans.

And out of my 10 years of experience I had never seen a community mix all the price points in each section, and in Phillips Creek Ranch it just works.

20130625-081559.jpg

If you are looking in Frisco, definitely consider Phillips Creek Ranch. Call or text Brad Holden for more info on the community or Standard Pacific Homes today.

20130625-081739.jpg

“And don’t forget to ask Brad about his 4% Total Rebate for any of the builders in Phillips Creek Ranch!”

71 Spec Homes ordered by Standard Pacific Homes in Phillips Creek Ranch in Frisco!

20130625-072043.jpg

That is not a misprint. Standard Pacific Homes in Phillips Creek Ranch has started a total of 71 spec homes. They range from 60 days out to 6 months out for move in.

The shortage of available homes for buyers that have been relocating and cannot wait 6-8 months to build a new home has been an issue. Standard Pacific hopes to capitalize on this starting in Frisco.

20130625-072439.jpg

I think this is a fantastic move for Standard Pacific and the fact that they are building in 3 different sections with 5 different standard lot sizes this will be a great option for any buyer in any price point for a new home.

20130625-072840.jpg

For more info on which homes are coming up and their bottom line pricing, call or text Brad Holden today at (469) 733-2723.
