Why the Canals at Grand Park in Frisco Matters.

The Canals at Grand Park in Frisco

The Canals at Grand Park in Frisco will primarily be a residential development. It will incorporate a multigenerational community concept with single family houses, a “Cadillac” senior-living facility, flats and townhomes.

The more than $300 million dollar project is a master-planned community developed by Arcadia Realty Corp. and Charter Properties.

Here are 5 Reasons why The Canals at Grand Park in Frisco matters.

#1 Location

In real estate, location is number 1! With Grand Park finally starting to come together with its super close access to the Tollroad and all the conveniences you could imagine at Main and the Tollroad, there might not be a better location in Frisco!

Arcadia originally bought 62 of the 152 acres of the property on Legacy in 2010, before development as a whole picked back up after the economic downturn of 2008.

They realized they needed more property to make it happen and subsequently partnered with Charter Properties to form a larger community and make their vision ultimately come to fruition.

The Canals at Grand Park, a multiple generation community, will be a first for Frisco and possibly all of North Texas!

#2 Watermere – The “Cadillac” of Senior Living

For a long time Frisco has talked about the need for additional senior assisted living centers, and now the top of the line Watermere is underway.

Yes, there have been some new assisted living complexes pop up but clearly not enough for the tremendous growth that Frisco has seen lately especially from relocations.

Watermere has proven itself in Southlake! The property they have there is stunning in both architecture and service. What they plan for Frisco is equal if not better. It will be a 5 story building and beautiful when residents are coming or going.

The choices that surround future residents of the Watermere at Frisco will be endless. Watermere plans to be dedicated to a hassle-free living environment in which residents can enjoy all the benefits of a safe, attractive community.

I personally think that residents will enjoy their independence with dignity, and allow them to “age in place” with different levels of services that they offer to assist with health progression. And having family members practically as a neighbor should make everything much easier!

#3. Luxury Frisco Builders

Here is where I come into play! The builders that the developer has selected are ALL who I would recommend to friends and family.

There are 5 different levels/areas and I will briefly explain the layout here, but will dive into detail when sales start.

The Northern Portion of the community is made up of 40 foot ,45 foot, and 55 foot wide lots.  This area will feature Villas and Townhomes

The Villas

  Cambridge Homes

Cambridge Homes model is underway and is already showing the unique exterior and very well laid out floor plan than Cambridge Homes has proven for many years. I have always thought Cambridge Homes is one of the closest builders to a true custom home that you could choose.

Cambridge Homes offers open plans with unique structural options as you can see above. Currently Cambridge floorplans will be from 2,300 to 3,800 square feet and start pricing around the $400’s.

I love Cambridge and know that they will stand behind their product!

Text or call me today at (469) 733-2723 and I will make sure you get one of the first appointments when they open up their pre sales for the community.

  Darling Homes

Darling Homes is another name very well known here in Frisco and also well respected. They plan to use the same product that they have built at Austin Waters in Carrollton which they called “New Urbanism” and the community looks great!

Townhomes

  CB JENI Homes

CB JENI Homes is a strange name for a builder, but for the owner Bruno, it means everything! Each letter is for him, his wife, and his kids! Very cool! And they definitely know how to build townhomes with their many developments and beautiful use of space in the units.

CB Jeni in The Canals at Grand Park plan to start at 1,700 square feet and go up to 2,500 square feet and open sales in the high $200’s!

The Southern Portion of The Canals at Grand Park will be the Manors and the Estate Homes.

Manors

  Drees Homes

Drees Homes plan to build in the Manors and start at 2,500 square feet and go up to 4,800 square feet. Prices will be around the $550’s at the pre grand opening prices.

Estate Homes

  Southgate Homes

Southgate Homes is another builder I am a huge fan of. The owner Jay is super smart and has years of experience of delivering an amazing home. Mostly his homes are custom and the exteriors are unbelievable.

Square foot starts at 3,200 square feet up to 5,000+ and pricing starts in the high $600’s.

Southgate is a builder that will meet all your expectations exactly how you like them.

#4. Amenities

Plans are for two amenity centers with open areas, pools and a fitness center. See the sketches below.

#5. Water Features

  YES! The Canals!

Real Canals that will give a very unique and beautiful feature every time you come home to your dream home!

K Hovnanian Homes (KHOV) at Diamond Point Estates in Frisco Specs out remaining 11 lots to Start Close-Out!

It feels like yesterday when K Hovnanian Homes (KHOV) opened Diamond Point Estates in Frisco, and now they are beginning Close-Out?  Wow! That was fast.

Granted, the community has a total of only 51 Lots but is in an incredible location just East of Park Place Estates and directly across from the future Grand Park. Not to mention, right next to The Canals at Grand Park which is just North of Diamond Point.

  Why does Diamond Point matter?

The location directly off of Legacy and nearly halfway between Cotton Gin and Stonebrook gives residents east access to the Dallas Notth Tollroad. Stonebrook FINALLY has plans to open to the Tollroad towards the end of this year.

At Diamond Point, there are currently 18 homes that have already CLOSED out of the 51 homesites. A total of 39 have been SOLD which leaves the 11 that they have already Spec-ed out with Inventory homes, due to the incredible demand.

AND, there is one North Lot available as of TODAY! “Text or call me ASAP if you are in the market for a North Facing Lot!”

The spec homes that have various months of completion.  The first are projected to be ready for move in by September. And the pics above show my personal favorite, by far, the Westhaven Plan.

This plan has it all. With 4 Bedrooms, a Study, 4.5 Bathrooms, Gameroom, Media Room and a 3 Car Garage. It flows well and has a two story entry and family room. My clients can most likely get a $43,000 discount if they use me as their realtor.

If you are looking for a new home in Frisco and haven’t visited Diamond Point, you definitely should this weekend. Close-Out is always a good time to buy and here is your chance.

“Text or Call Brad Holden today at (469) 733-2723 if you have any questions or are looking for a highly sought after North Facing lot in Frisco!”

And don’t forget to ask Brad about his Buyer Rebate for clients that will save you around an ADDITIONAL $17,500 on some of the Spec Homes here at Diamond Point! That’s a total of around $61,500 that I can get as a discount if you like Diamond Point and K Hovnanian Homes!!!!

Emerald Homes enters Arbors of Willow Bay in Frisco, Texas

Emerald Homes started selling in the Arbors at Willow Bay in Frisco at the end of 2014. Emerald Homes is the “High End” of DR Horton Homes.

DR Horton is a big land owner in this area and they sold this piece of land to Hillwood with a caveat stating that they could at any time purchase lots if they wished. So after seeing how extremely successful Highland Homes and American Legend Homes were in the first two phases, they decided to take the remaining 102 lots for themselves.

The majority of Emerald Homes lots are 70 feet wide with a small percentage being 64 foot wide.  Currently they have sold 19 and have 8-10 specs in different stages.
I was at first a little concerned with Emerald coming in, but boy was I wrong! The model home is called the Winslow and has an incredible flow while walking through the home.
Emerald Homes have included step ups and step downs throughout the house that really helps their plans stand out from other builders.

Their standards already included are truly not standard with other builders such as a stone fireplace, engineered marble surrounding the tub in the master, and countertop to ceiling mirrors in master and secondary bathrooms!

I was very surprised that the closets looked like this compared to the other builders closets only consisting of rods, some shelves and trim.

And the upstairs is definitely a kids oasis with the option of this incredible balcony off the back.

Emerald currently is offering a $20,000 incentive for upgrades on a new build and $5,000 for closing costs if you choose their lender. On the specs I am pretty sure I can get you a better deal if the timing is better for you.

If you are looking in Frisco currently, definitely consider Emerald Homes at the Arbors at Willow Bay.

“And don’t forget to ask about my 4% Total Rebate for my clients that purchase an Emerald Home at the Arbors of Willow Bay!”

ANNOUNCING Super Walmart at Custer and Highway 121 in East Frisco!

It was only time for one of the big boxes like Walmart to land in East Frisco!

A Walmart Supercenter will be the anchor tenant on around 44 acres at the North West corner of 121 and Custer in Frisco.

Last night, Frisco’s Mayor Maso and the Director of  Development Services John Lettelleir confirmed to me that Walmart is a “Go” and has been already approved for this site.

Custer Bridges is the development and along with Walmart, there will be gas pumps and seven retail/restaurant pads on a total of 5 lots. Currently the facade plans have been submitted to the city for the buildings and Walmart for approval.

Across Custer Road to the East, there are other major retailers like Target and Lowes etc. which are located in the city of McKinney. With the addition of Walmart and these additional pad sites, Frisco can keep more tax dollars being spend since the majority of customers are Frisco residents currently.

The developer and city of Frisco have worked to construct a trail over West Rowlett Creek to connect to the hike and bike trail that is part of the Six City Hike & Bike Trail that will eventually connect to White Rock Trail in Dallas. A tributary is located on the property.

This is another one of many new happenings that are in the works for East Frisco and its residents. We are very excited!

Wow, Castle Hills Northeast by American Legend Homes and Highland Homes is setting records!

Castle Hills in my mind was pretty much sold out of lots and new homes, until Castle Hills Northeast popped up in an incredible location off of 121.

Zoom in and notice the pizza shape parcel right off the highway in an incredible location, that is Castle Hills Northeast. American Legend and Highland homes were the builders selected to open the community.

Castle Hills Northeast is setting records in demand and sells for a couple reasons. First off, two of the highest quality builders which will create a beautiful looking neighborhood. Location, right off 121 and in between all kinds of conveniences. And #3, PRICE. Homes start in the low $300’s!!!! Which is unheard of in a location like this in this market.

Castle Hills consists of 375 total homes and 250 are American Legends. 125 are Highland Homes. The HOA per year is only $700 which includes the community pool that is currently under construction below. Pay another $100, and residents will have access to all 5 pools within Castle Hills!

For American Legend since November, they pre sold 30 homes and had to shut down sales in December and January to catch up with demand. They have sold a total of 60 since opening up sales again in February. See price list below:

They do offer 41 feet lots but the salesperson Greg Cook says that the waiting list for those homes is the longest he has seen.

For Highland Homes, same scenario. They started later than American Legend and have already sold 56!

It’s the craziest community I have seen since Richwoods.

Currently, American Legend offers $10,000 buyer incentive and $3,000 towards closing costs if you use their lender. Highland offers a 5% buyer incentive.

For more on Castle Hills Northeast or American Legend or Highland Homes, text or call Brad Holden today for lot availability or any other questions.

“Also ask about the best buyer rebate if you use Brad Holden as your representative when you purchase a home in this community or any other new home community.”

Frisco Play Street Museum OPENS to Rave Reviews

The Frisco Play Street Museum opened in November of 2014 and now CANNOT book new birthday parties on the weekends for MONTHS! Yes, I said months.

My son Jax is 27 months old and to tell you that he had fun would be a lie….HE HAD A BLAST!

It is a hands on, make believe city! There are 8 businesses that have structures dedicated to their specialty.

Kennys Burger Joint, Kroger, a Fire Station, Train Station, Frisco Medical Center, Frisco Humane Society, Trivium Academy and a house are the businesses represented.

They even have a smaller section for babies and an experiment wall. Small white benches are set up for coloring, cutting, painting etc.

Upon entering, each child is given a wooden coin to use for a snack whenever the child chooses.

You can play as long as you would like, there is no time limit. It has been such a tremendous success, that the weekend are private parties only and it is booked for months out, as I have already said!

The Frisco Play Street Museum will most definitely be a great outing for any current Frisco residents or out of towners looking for a safe fun unique place for kiddos to release some energy.
