Independence High School in Frisco Update


Independence High School in Frisco is nearing completion.

The address will be 10555 Independence Parkway. It will open as a 4A school next fall with ninth, tenth and eleventh graders and will offer varsity team sports in its first year.

Independence will help relieve Centennial, Heritage and Liberty high schools, all of which are currently near or above capacity.

All three high schools received additions in recent years and now accommodate 300 more students or up to 2,100 students at each campus.

Independence High School currently in the preliminary student zoning recently released from the city has the following communities zoned for Independence: Richwoods, Lawler Park, Cypress Creek, The Arbors at Willow Bay, Stonelake Estates West, Villages of Stonelake, Stonelake Estates East, Craig Ranch with Liberty Crossing in the air.

Wow! Breaking News about Richwoods and Lawler Parks Zoned High School for next year

I actually can’t believe it but last night at the Frisco ISD school board meeting to discuss attendance zones, they mentioned that ANOTHER HIGH SCHOOL needs to be planned for East Frisco residents! This is on top of the new Independence High School! Wow!

The new proposed plan for attendance that was shown last night has Independence High School pulling from students now zoned for Heritage who live south of Eldorado Parkway. And the neighborhoods north of Gunstream Elementary that are east of Hillcrest would move from the Centennial zone to the new Independence High School Zone.

Richwoods and Lawler Park as well as most neighborhoods north of Rolater Road would shift from Liberty to Independence.

It’s amazing the amount of students that are moving into Richwoods and Lawler Park. Most of my clients have 2 children up to 4. A family down the street from me has 5 girls!

No question about it that kids outnumber the parents in both Richwoods and Lawler Park.

McSpedden Elementary well Underway at Lawler Park in Frisco

The big construction vehicles are out in Lawler Park starting the newest elementary school for FISD.

McSpedden Elementary got a green flag at a recent board meeting to help with the growth of East Frisco. Mainly Richwoods and Lawler Park.

Even the stakes are out with the dirt leveled for the footprint of the school!

Plans for the new school were previously projected for opening in 2015, but with overcrowding in Curtsinger Elementary this was almost a must for Frisco.

Both Richwoods and Lawler Park seem to have no slow down whatsoever. And once Liberty Crossing comes online things might get worse, but in a good way!

It’s the word that has completely vanished from builders mouths lately here in Frisco, but it’s back!

“Specs” are coming and quickly! Due to the high demand of build jobs lately builders could not even start a “spec” before it was sold. But now Darling and Highland have 24 in different stages of construction in Lawler Park.

The standard size lots for the Arbors is 65 wide and 115 deep. There are a total of 145 lots for now. There are 11 specs being built here total between both Darling and Highland.

Darling started selling the Arbors first and sold out of Phase 1 in record time! As of today they start at 2,363 square feet at $374,990. In Phase 2, they have already sold 14 and have 6 specs in the mix. 3 should be completed in December 2013 and the other 3 should reach completion in 2014 and they should start in November which is the plan.

Highland Homes at The Arbors

Highland starts at $385,990 for 2,156 square feet. They have a total of 5 specs planned.

They have their last lot in Phase 1 slated for a Spec which should be ready in October. In Phase 2, they have 4 Sold and 4 Specs to be ready in the January/February Timeframe.

The standard size lots for the Crossing at Lawler Park is 75 wide and 125 deep. There are a total of 199 lots for now. Darling Homes at The Crossing Update

Darling starts at $455,990 for 2,879 square feet. Currently in Phase 1 they have 4 Specs and that’s all. The one above and 2 completion dates in November and 1 in April of 2014.

In Phase 2 they have 6 specs that have plans to start in September.

Th one Spec that is very impressive to me is at 7615 Dotter. It is in a corner with large trees and a greenbelt on the backside! It is 5 bedroom and 5.5 Bath and 4,216 square feet.

Highland Homes in The Crossing Update

Highland starts at $506,990 for 3,035 square feet. They also have 1 lot left in phase 1 which they have specked out with a 5 bedroom, 4.5 bath home at 4,314 square feet planned for completion in November.

They have sold 6 homes in Phase 2 and have 2 other specs that are projected to be ready in February and April.

McSpedden Elementary will be the Frisco Elementary School for Richwoods and Lawler Park in the Fall of 2014

McSpedden Elementary will be one of 4 new elementary schools in Frisco to open in the Fall of 2014.

By unanimous vote last Monday, the Frisco Board of trustees voted to name the school for Sonny and the late Joanne Thomas McSpedden.

Both have deep ties to the area. Sonny served on the School Board from 1970 to 1976 and Joanne was very active in supporting Frisco schools and the Heritage Association before her death in 2010. The McSpeddens played a big role in the Frisco Homecoming Parade (now Frisco Community Parade) in the 60’s and 70’s and helped embrace newcomers as the City grew, easing the transition of Frisco from a small town to a friendly city.

So residents of Richwoods, Lawler Park and most likely Liberty Crossing in Frisco will have their children attend McSpedden Elementary in the Fall of 2104!

Frisco, Texas is the Place to Live in 2013!

After the Dallas Cowboys deal came out, a lot of other figures and stats prove why Frisco is the place to live right now.

Back in mid-August, Frisco seemed to overpay for the Dallas Cowboys’ next-generation training facility by agreeing to $115 million-plus from Frisco taxpayers. That’s a lot of money for a city only a tenth of the size of Dallas right? Wrong.

I have recently uncovered that the City of Frisco has been blessed with money for new projects and incentives, thanks to good fortune, aggressive city planning and phenomenal growth.

Since the 1990s, Frisco has been collecting a 1 cent sales tax for economic and community development. (That was so smart!) And because of that, Frisco now has the largest amount of money for economic and community development of any city in the state of Texas!

According to the Texas comptroller records, Frisco collected $24.5 million for those purposes in 2012 alone. The closest city to Frisco was Corpus Christi which brought in $5 million LESS and has 2½ times the population of Frisco.

The total that the city of Frisco will be contributing to the Dallas Cowboys deal is around $150 million. Well, if you look at the Frisco economic and development 1 cent tax for 2012, that $150 would most likely only take 7 or 8 or 9 years! Already paid for is my guess!

But more interesting to me is the growth. This only helps Frisco Real Estates and new developments. Just look at these numbers from Frisco ISD through the years.

17 years ago in 1996, Frisco had five schools total and around 3,000 students. Today it has 56 schools and almost 46,000 students.

Sales tax in 1996 was $749,000 for schools. In 2012, it was more than $12 million!

The Frisco Independent School District has agreed to $30 million for the Dallas Cowboys practice stadium that also will be used for high school football and other events.

Other Frisco stats that make it the place to live are as follows:

•Frisco was the nation’s fastest-growing city from 2000 to 2009.

•Frisco is double the state median household income at $105,697

•Frisco home values average $248,000

• Frisco residents are smart too with 58 percent have at least a bachelor’s degree

And many have no idea about this one. Frisco has a special tax district that generates about $20 million in annual property tax. Known as TIRZ No. 1 (Tax Increment Reinvestment Zone), it was created initially for the the Stonebriar area when the vacant land was initially appraised at $16 million.

Land and improvements in Frisco are worth about $1 billion today, and the incremental tax will pay the debt for new schools, stadiums and the future Dallas Cowboys development.

The TIRZ 1 will continue in Frisco through 2038. TIRZ 1 paid $16 million for debt service last year alone.

7 Kindergarden Classes at Curtsinger Elementary in Frisco?

7 classes at Curtsinger Elementary in Frisco is way too much!!!

This is the elementary zoned for Richwoods and Lawler Park in Frisco. But at the Frisco Convocation today FISD announced that the elementary school planned inside Lawler Park would begin much sooner and be ready for 2014!!!!

This is great news for anyone looking to move into Richwoods or Lawler Park!

The Frisco ISD Board of Trustees voted last Tuesday to move forward with construction on the new elementary school to open next year in the Lawler Park community.

The school, which has yet to be named, will be built near the intersection of Orchard Hill Lane and Countrybrook Drive in Frisco. It will relieve crowding at Curtsinger Elementary, which has been closed to additional students for the 2013-2014 school year.

A total of four FISD elementary schools are now closed to new student enrollment for the 2013-2014 school year, including Ashley, Curtsinger, Mooneyham and Robertson elementary schools. Frisco ISD will provide transportation for additional students to attend nearby schools. Read more here.

Two additional elementary schools, also opening in fall 2014, will relieve crowding in these areas.

Janice Stahly Scott Elementary will be built in the Reserve at Westridge subdivision at the northeast corner of Millbend and Eden Drive in McKinney. It will relieve Mooneyham, Sonntag and Ashley elementary schools.

James Reeder Newman Elementary will be built in the Newman Village subdivision at the southwest corner of Newman Boulevard and Briar Ridge Road. It will relieve Robertson, Phillips and Pink elementary schools and possibly Carroll Elementary.
Construction is also underway on Independence High School, which will open next year. It will relieve Heritage, Liberty and Centennial high schools.

The process to create new boundary lines for all four schools will take place later this fall.

Meanwhile, plans are also in the works for Reedy High School, which will be built at the southwest corner of Stonebrook Parkway and 4th Army Drive. It will open in fall 2015 to relieve Frisco and Wakeland high schools.

Also in 2015, the District anticipates opening one new middle school and at least one new elementary school

INTRODUCING the New Dallas Cowboys Training Facility Concept in Frisco, Texas


Dallas Cowboys Training Facility in Frisco

The Dallas Cowboys are moving to Frisco, Texas in the Fall of 2016 and plan to build a Domed Training Facility like the Concept above.

The Dallas Cowboys new Indoor Training Facility in Frisco, Texas plans to seat a minimum of 12,000 fans for games. The practice facility will also be a multi-use facility that can be refigured to accommodate 22,000 seats for other events like concerts.

Current plans are that the Frisco ISD will have use of the facility on Thursday and Friday evenings for football games. As the first school district in the state with an indoor stadium, it will also be an attractive destination for “Blue Star Stadium” to host potential Texas playoff games as well.

The Dallas Cowboys, meanwhile, will once again have an indoor facility for practice in inclement or freezing weather. Surprisingly, the Dallas Cowboys mentioned that the Frisco Independent School District will have first use of the facility when there is a need.

There are currently six schools in the Frisco ISD as of today. A seventh will be added in 2014 called Independence High School and an eight in 2015 in West Frisco called Reddy High School. The district uses two stadiums currently for the Frisco high school games at the moment which are Frisco ISD Memorial Stadium and the FC Dallas Stadium.

But this actually makes sense.

Instead of the school district building a new stadium to accommodate the addition of Independence and Reddy high School, Frisco ISD officials decided it was best to enter a joint venture with the Dallas Cowboys. (Duh!) It will be similar to the district’s arrangement with FC Dallas. The new Dallas Cowboys Training facility will include all the bells and whistles that come with a Texas high school football stadium, including locker rooms and a scoreboard.

Above is another concept plan that was included in the economic impact report done for the Frisco Economic Development Corporation on the Cowboys project. The plans are not set in stone.

As shown on the plan, the sports complex is parcels 1 & 2, the corporate headquarters will be parcel 6, and the mixed use development is parcels 3-5 and 7-9.
